I have a partially finished basement in a 5 year old home located in Oakville (Bronte Creek). We have completed most of the electrical, lighting and framing of the walls with drywall. We are looking to fully complete the basement so that it is a drywall ceiling, currently it is exposed and requires all framing of duct work etc.
Current condition of floors, cement, would like, high grade lamainate or cork type flooring.
There is also a partially finished 3 piece bathroom - sink and toliet is in working order, shower space has been laid and exterior walls and door of bathroom is complete - must complete the interior finishes and final connection of shower plumbing.
I believe the space is approximately 800sf.

This is a renovation for one room in a basement and the installation of a bathroom. The plumbing is accessible. The house is about 50 years old, a small brick bungalow. The foundation of the house has been done. It is in excellent condition. The room to be finished is currently a cement floor and brick walls. The room is approximately 12x11. Basement is partially finished - drywall, concrete floor, open ceiling. Requires the bathroom and office walls to be built, no plans drawn up yet. Will need subfloor, ceiling tile, energy efficient pot lights, wiring for surround sound, cable, and phone, remove wood burning fireplace, install gas direct vent, and installation of berber carpet to stairs, etc. Install trim, linoleum to bathroom/laundry room combination. I have a small 3 bedroom house in Oakville. There is a clear moisture problem in the basement and we discovered some mold under the carpet after we recently ripped it out (my wife and I both suffer from allergy symptoms while in the basement but only during the summer). To boot, there is a cold cellar in the basement that is actually under the front porch. Water leaks in when it rains and the room is constantly damp. The basement was finished in an amateur way and we're looking to have it rennovated anyways.

We have approximately 1400 square feet of basement we would like to convert to a family room with a bathroom and a work-out area. House is 5 years old, basement is a clean slate. Considering a fireplace also. We have 8-9 foot ceilings in the basement. We're no in a rush and would consider a staged approach if it made sense.
Our house is 5 yrs old. It is a Mattamy home. The space is approximately 700 sq ft. The floor is still concrete, half the wall is insulated - we will do a energy audit- there is very little framing already done. We want the stairs done, then a hallway, a storage cupboard, one side of the basement will be a playroom- for kids due to the ceiling height being less than 8 feet due to sunken family room above - with a built in floor to ceiling cabinet and book shelf built into the curve of the bay window from upstairs. Looking for a reliable contractor to finish the approximately 600 sq ft basement in my townhome (neighbours on both sides). The finished basement must be to code, and would include an electrical panel closet, powder room (there’s already sewage and drainage roughed in), utility room for water tank and furnace, and a basement living room.
Since I want the basement to be to code, I’m looking for is a contractor that is thorough and willing to walk me through to process so that I know what I’m paying for.
Please provide 2 quotes. One quote with the bathroom included, one quote without.
- All demolition will be done by homeowner. Existing studs and joists will be exposed.
Existing Configuration
- The current basement has 6 rooms – 1 office (~110 sq ft), 1 guest bedroom (~110 sq ft), 1 bathroom (~36 sq ft), 1 laundry room (~80 sq ft), 1 furnace room / storage area (~ 120 sq ft) and 1 living area (~ 310 sq ft)
Project Scope (not including bathroom)
- The office has already been renovated and will not be in scope for this project.
- There is an adjoining wall between the office and the guest bedroom. This wall is fully drywalled and will remain intact. The framing on the other 3 sides of the guest room will be exposed. The configuration of the room to remain the same except for the location of the door. As part of the renovation, the contractor will move the location of the door 4 feet towards the north wall.
- 2 walls of the furnace room are exterior walls and 2 walls are interior walls (the furnace room is in the NE corner of the building). The 2 internal walls will have been removed during the demolition. The contractor will have to re-frame the 2 interior walls in order to increase the size of the living space and decrease the size of the furnace room. The final size of the furnace room will be approximately 138” by whatever width is necessary to provide the space around the furnace required by code.
- The configuration of the laundry room and the bathroom will remain the same.
- Install new pot lighting and new wiring circuits to 3 rooms including: (1) the guest room, (2) the basement living space and (3) the furnace room. The pot lights to be used must match the pot lights in the office (available at Home Depot for $15 - $20 each).
- Rough-in one fixture (not a pot light) in a location specified by the home-owner. The fixture has already been purchased.
- Re-wire all remaining circuits exposed in the basement as necessary: (Note: There may be existing circuits that do not need to be re-wired).
- Objectives of re-wiring
i) Replace 'old wiring' (typically black) with new loomex equivalent.
ii) 'clean up' circuits so that they run along joists or perpendicular to joists and are fixed to the joists properly with fasteners. (right now there are a number of circuits that are loose and travel in diagonal directions across the basement). Once the ceiling has been drywalled it will be very difficult to do re-wiring. Therefore, I want to improve the wiring throughout the house as much as possible now. This includes wiring that services loads upstairs. Grounding the upstairs outlets is a concern as well.
iii) Wiring note: There may be circuits that are difficult to replace and hence time consuming because of inaccessibility etc.. If this is the case, please consult me if the replacement of these circuits will increase the price of the contract by more than $200 above the quote price. I may decide not to replace those circuits.
- Install 1-2 additional air ducts between studs on wall.
- Rough-in electrical and gas for a future fireplace and T.V. on the north wall. Location to be determined by home-owner.
- Install insulation and vapour barrier prior to drywalling.
- Remove 1 load bearing column and replace with an engineering approved I-beam.
- Tape, mud and sand all drywall surfaces.
- Ensure cement foundation is level before installing flooring.
- Prime and paint all drywall surfaces. Home-owner to specify paint colour.
- Install laminate flooring in guest room (same flooring used in office) and different laminate throughout rest of living space.
- Install and paint baseboard moulding and trim.
Project Scope (bathroom):
- Put up concrete backboard where required around the shower.
- Install new shower and vanity. (I will purchase shower hardware and vanity)
- Entire bathroom floor to be tiled in the same tile (I'm not sure what the material is, but they are really small squares). No threshold around the shower. The floor should slope towards the drain.
- The back 2 walls of the shower (the corner) to be tiled in glass tiles (~$8/sq ft from Home Depot)
- Glass along the outer sides of the shower with a seamless glass door.
Currently the basement is bare concrete floors, and block walls, the area is dry. I am looking to add a 4 piece bathroom, one bedroom, and a rec room. The area measures approximately 40ft by 20ft. The space is divided down the middle with a beam on 4 block columns. The furnace is located near the back wall and the duct work is also towards the back of the house. The electrical panel is currently fuses and is required to be updated to breakers. I have the ability to do most of the framing, but if the price is right I'll let you do it! Framing, drywall, insulation, and vapour barrier required throughout. The bathroom will be approximately 6'x8', with bath/shower combo, vanity and toilet. The floor and shower area will be tiled. The rec room and bedroom will either have broadloom, or laminate, and pot lights.
This house will be resold therefore, cost is a concern BUT, I am willing to pay for a good product. I am able to do much of this work myself but I would rather pay someone else so that I can concentrate on the other areas of the project.

The key features we want for the area are a bedroom added with closet, a bathroom with shower, and in the open area that shares the wall with the bedroom a built-in book case/entertainment centre. Floors will be either snap laminate or carpet with tile in the bathroom. We want the ceiling to be drywalled and smooth (no stucco) with pot lights.
The previous homeowners framed most of the outer walls and added drywall (unfinished) but did a poor job of it. I will pull down the existing drywall myself and undo the framing if necessary as they didn't do the insulation correctly either (they just left the builder's half-wall insultation up and put the framing on top of it. I don't think they even put up a moisture barrier - duh).

So firstly let me know if Oakville city will provide permits to rent this kind and size of basement?
Then let me know what will be the estimated total cost for Hall, Bedroom, Kitchen, Laundry, add bathroom in the same existing washroom, Separate entrance, city permits etc? PFA existing basement structure and layout.
