We are looking to do a kitchen/family room and basement addition as well as finish the basement, stucco the exterior of the house, new front steps, driveway, shed, deck and landscaping. Our finacing is in order but time is of the essence, the current family room has serious water damage and needs to be taken down and we would like to start before the frost.
-40 year old house
-bought an ikea kitchen set and need it installed, need to take out old kitchen

-replace vanity in powder room and replace toilet
-replace counter top and sink in basement bathroom, possibly make floor heated
-remove a wall to open up kitchen to dining room
-parquet floors needs to be sanded and restained to a darker colour on main and second floors, when wall is knocked down, would like to extend the parquet floor into the kitchen area to increase dining room area
-replace ceramic floor tiles in kitchen, front hallway, powder room
-remove closet in one bedroom
-credit cards accepted would be very helpful
-would like to start projects as soon as possible, house is empty
-other projects to be considered later in the year include: replacing all windows, creating a sliding door from one window, enlarging the basement window, rewiring the house to copper wires, replacing the furnace, waterproofing the exterior walls, creating a side deck
The area is 1850 sq ft. and is completely gutted in a leased space. The space will contain a reception area, 2 exam rooms, 2 pc bath, x-ray room, surgery room, and open treatment room. Electrical panel will need an upgrade for xray machine. Ceiling panels and ceiling lighting will be in place. Outside walls currently have new drywall. Interior walls will need to be constructed. Flooring will likely be a vinyl tile.
I would prefer someone who has experience in clinic renovations. I need someone who will ask me the right questions
Removing the wall between living and kitchen. This is wall in which beam is running but in the same wall there is an enterance from kitchen to living, its a 1963 typical scarborough house, we want to remove as much wall as possible with as less support piller as possbile but without compromising at all on safety. Any estimate with or or without engineered beam. Looking for cheap & best solution!

Looking for a licensed general contractor who can give a written estimate of work on company letter head through a home visit for a house in scarborough for after April 1st to the satisfaction of the CMHC standards. The following is a list of the renovations we would like done (dream list!!!):
-replace windows, make one into a sliding door, and enlarge a basement window
-renovate upstairs bathroom
-take out a wall that connects the kitchen to the living room
-sand and stain parquet floors in the main and second floor
-replace floor tiles on the main floor
-update kitchen by adding on a counter for an eating area, replacing cabinets doors (or replacing cabinets entirely)
We have a wood burning stove in our living room we would like to have removed to free up some space. We would need to have the ceiling capped. We recently had a leak in in the ceiling of our living room near the wood burning stove, however the original leak was caused by some problems with the chimney for the furnance that has been repaired. The damage that was caused by this leak has created a hole in our ceiling approx. 3 feet long that needs to be repaired as well as replacing the wainscotting on that side of the room. We have recently noticed that the hole in the ceiling is starting to leak again and think this may be coming from the chimney for the wood burning stove. This will need to be looked at to decide what to do witht he chimney once the stove has been removed.
Our house is a small bungalow that is approx. 65 years old.
