Current kitchen is a 18 year old, boxed in, need to bring it up to date.
Wish list:
open concept, improve storage and counter space, upgrade appliances to SS, prefer simple minimalistic clean lines.
Kitchen space is approx 82 inches wide x 116 in length, there is a laundry room attached to the kitchen that i would like to be added and extend the kitchen w combine laundry, this room is 78x51 inches with a current W/D closet of 28x28.
Budget is tight.. :( hopes are high ;)

Recent flood damage has given me the perfect opportunity to renovate my kitchen and update the flooring & ceiling throughout my condo unit.
A simplified version of the total project is broken into 3 sections:
1) Kitchen renovation.
2) New tile flooring throughout the entire unit (except bathroom). Approx 600 sqft.
3) Update of stipple ceiling throughout the entire unit (except bathroom). Approx 600 sqft.
I have already completed the renovation design process with a local designer (see attached pdf files). I also have all the necessary permits required from the city. All that remains to be completed is a few final selections on various items (counter tops, back splash, dishwasher, etc).
As this project is "all set", I'm hoping to begin the renovation relatively soon. However, if the right contractor (and price) requires me to wait a bit longer, that is suitable.
The main points for the renovation are:
-Removal of wall between kitchen/living room.
-New cabinets throughout kitchen.
-New sink & dishwasher (different location from current).
-New microwave/fan combo.
-New counter tops.
-Revised lighting throughout kitchen.
Electrical and pluming will be required for the lighting and dishwasher/sink.
There will also be:
-New tile flooring throughout the entire condo.
-Removal of stipple ceiling throughout entire condo.
My strata will require an insured and WorkSafe certified contractor.

This request is for a Bachelor Style condo with an approx. sq. footage of 490. The building is about 30 years old. The following work is desired:
-replace bathroom cabinet with an L-shaped one with drawers and under cabinet
-regrout tile in bathroom shower
-recaulk around tub
-provide and install 2 sets of mirrored, sliding closet doors; one set 36" x 90" and one at 48" x 90"
-replace vinyl flooring in kitchen, bathroom and hallway
-replace kitchen counter top with new double sink and faucet unit
-remove upper kitchen cabinets, not to be replaced
-build a 12" x 32" x 90" pantry style cupboard in an indication already in the kitchen wall
-paint whole condo
I am looking at a possible purchase, and would like a cost estimate by return email please.
Building is 28 years old, unit is 662 sq ft and currently empty. Kitchen is 7'8 x 7', & I would want white cupboards with frosted centers. I prefer white appliances, want tile backsplash & flexible on counter top. Bathroom would get one piece tub/shower, white sink, & similar cupboards to kitchen. In suite laundry to be installed next to hot water tank in laundry "room".
All carpets ( LR=14'x12' & DR= 10'x9', & BDRM=10'3 x 9'7) would be replaced with lighter coloured laminate or wood flooring, & install "baseboard" moldings.
I will view the condo today, but love the location, building & unit size so it's very likely I will offer by Friday. I have approximately $ 20,000 earmarked for this upgrade. Is that reasonable?
If all looks like the deal will happen I will definitely book a detailed on site quote Thurs afternoon or Friday, if someone is available.

I have a large renovation project and I was wondering if you could provide an approximate quote before coming in to check it out. I have some pictures attached and the floor plan. Here’s what I want quoted:
Main Floor:
1 - adding a standup shower to the bathroom in the master bedroom + updating existing new tiling (open to ideas but thinking tearing down the walk in closet for the space)
2 - remove and install new flooring tiling and counters/sinks in the shared bathroom
3- remove and install new cabinets and counters/sinks in the kitchen
4 - making the dining room into a bedroom by creating walls and door
5 - patching minor holes/marks throughout main floor/painting all walls white
6 - this is a maybe - can you quote with and without - updating flooring - to laminate - please quote labour
Ground/Lower Floor:
1 - Remove tiles/flooring/standup shower in bathroom 1 and install new
1a - Remove tiles/flooring and install new in bathroom 2
2 - remove drywall, install new in three bedrooms

Condo in Downtown Vancouver. I wish to open up the Solarium to the living room. A glass partition separates the two and at the bottom of the partition a baseboard heater will need to be relocated. After glass wall is removed the adjacent walls/roof will need to be repaired (Drywall?)

We are looking for a contractor to help us remove a non-structural, partial wall in our condo. The wall has a wooden built-in unit (for TV and a couple drawers) that will also be demolished (we would like to salvage some of of the wood for another project). The wall removal will leave a 4-inch gap in the adjoining wall that will need to be patched up. The floor under the wall is approximately 13 square feet and will also need to be patched up (we have the floorboards) - we know it will not be perfect, but we are not interested in re-doing the entire floor in this part of the house.
The ceiling needs to be smoothed out (it is concrete), and I will repaint it myself after the ceiling electrical work is done during a separate project.
The wall contains electrical, cable and internet wires. Please let us know whether your quote includes moving those wires to the adjoining wall.
The wall is 23 inches deep (because of the built-in) at it's thickest part, and 5 inches deep at the thin part, and 86 inches wide.Please see attached floor plan.

How much does it costs to renovate an old house currently with unfinished attic and basement? Current main floor is only about 1200 sf. I'm looking at a finished floor (main & upper) of 1500 each & basement finished with kitchen & 2-3 rooms as mortgage helper.
