I'm looking to install a sliding wall about 10'5'' long, straight line. Condo in Vancouver, height 8'. There was an existing sliding wall, but the panels were damaged and the company off-market now. So the old rails on the ceiling and floors exist. But, if needed they can be removed by you. Please suggest the sliding wall system you can install. Straight line of 10'5' length. This is a commercial space and we would like to do some tenant improvements as cost effectively as possible. The space is about 1,000 square feet. total of 50 feet long and 10' wide for the first 23' and 15 feet wide for the remaining 27 feet. We would like to create 4 separate spaces. A reception area, 2 offices and a meeting room. We will also need to paint and redo the flooring.
We would like to meet interested contractors at the office to take our hand made drawings and provide a quote or ball park figure.
I had A Contractor all lined up for this client. Contractor was delayed but emailed last min; bad contractor :), was to start following week. Miffed Client, and her "friend" said he could do for her cheaper and in weekend. Quotes were fine, I argued against it after seeing another project in her house he did- Her $$ SO- He is now on day 7 of sanding on drywall for 40 square feet - Client now - wow that was a mistake.
Problem I need this done ASAP windows etc coming Friday Aug. 8th. I have photos.
He has made widow ledge long window return larger - I said I need to remain 75" now 76" - New window blind cut for 75"
- Need 1/2 trim either side and ledge put in and small window ledge other side. (all her widows were framed in, last makeover, So trim above window.)
- 34 square feet of tile installed ( I have all materials Ames BSMS )
-Painting to finish ( I can do this easier with designer projects)
- I can do some of this I can do tile if I have to but I have but can't do tile until ledge in. I was also to put in 2 new doors for bed and bath using existing frames but top is urgent.

Minor renovation to studio apartment. Adding two walls (6'-8" high - not tying into ceiling). One side of one wall to have slate tile installed around a mirror (mirror and tile already purchased and will not need to be cut, but you will need to purchase the grout) and the other wall to have a pocket door (supported above - no track on floor. We are purchasing a studio apartment in the Lions, and would like to do some renos as soon possible but we need to get council approval for some of the work.
The sale completes on October 9th and we take possession on the 10th.
**One of the improvements is installation of laminate flooring. The requirements are for an underlay that needs to be rated 70 db ii c or higher and the building manager may be able to fast track council approval if we can assure these requirements can be met. Can you assist by providing an estimate based on the above requirements for approximately 400 sq ft of floor? If not an estimate then assurances you can install flooring to these specs? We have to provide something in writing to the building manager before he can try to fast track the process.
**We also want an interior sliding glass door removed and possibly the raised sill it sits on. Again this will require council or building managers approval. Once the slider is removed trim and flooring will have to be installed.
**The apartment needs painting and possibly an interior door needs replacing.

Hi, I am looking for a general contractor to properly repair a tiled shower wall, including replacing any damaged drywall. I'm told that the tile needs to be replaced, and that this might be needed beyond the water damaged area.
I don't know for sure how water caused the damage, but I am guessing it was water ingress through the tiles. It looks like there was a repair that was done 10+ years ago and the tiles might have been that loose for years, so I don't think the water damage is new. That said, if there are water-related issues behind the wall, I would like that fixed as well.
This is in a rental property so I would like the repair to minimize disruption to tenant (in terms of repair time, and construction dust).
I have to remove the concrete of hydronic radiant heating floor in the condo living room (size: approximately 250 square feet) which was installed by a previous owner. This useless piece of junk with the thickness of 1-2 inches should be removed in order to install a new engineered wood on the base concrete. I've tried to figure out if insulating layer was installed between the base concrete and the light concrete of the radiant but I couldn't.
The job will be allowed around May 22th by the strata. Your quote must include removing, dumping concrete and waste, and grind and clean the surface if necessary to be ready to install a new engineered wood floor. And how many days you job requires.
The strata require that trade persons must be licensed and bonded so I'd like to know how your company covers when damage happens during your job in condo unit.

We would like to rebuild a 100 years old home. Originally we would like to demolish and build new. However, we found out that we cannot keep the same square footage at 1800sqft, if we do so. As a result, we think we will remodel instead. Keep whatever we need to be qualified by the city to let us keep the 1800sqft or more.

I would like this work to be done in November and finished by Dec. 1st. The work to be done is for a small condo in an old building on the second floor, 255 East 14th Avenue, Vancouver. It needs to be done with all permits and strata approvals. Ideally, I would like a team to come in a do everything. There is a possibility for a lot more work but for starters:
I will need a wall to be taken down (it does not seem to be structural because there is nothing under or above it on the 1st and 3rd floor). The beam that goes length of the kitchen should also be removed. Again, that was also taken down in the unit above that had everything done with all the permits. I would also like to take down wall portions above 2 closets and I will put in new mirror closet doors - full length to the ceiling.
The floors in the place are slanted (tile and laminate) so this needs to be fixed. I would like to know what is causing it so I think it might be useful to open up the floor completely and check the floor joists. I will get engineered hardwood floors so that I can put floor heating in a few places. I only have 100 amps and the heating is electrical.
I will need a small dishwasher installed. There isn't one now. I need a fantastic plumber because it seems that there has been some water damage and that things were not done properly before.
I will also need a cook top and a stove installed (right now there is just a range) and electrical wires for this will need to be done with the floors because the new appliances will be farther than the old ones. I would like to relocate them to the island across.
The second step which I would like but depends on the cost is to renovate the bathroom completely: all new tiles (floor and wall) and installing a new bathtub. And in the bedroom installing a new drywall - noise cancelling.

My husband and I have been asked by our mortgage lender to get an approximate *materials only* quote (no labour) from a General Contractor for the painting, flooring, and minor bathroom & kitchen changes (replace toilet/vanity, remove laminate and replace with tile) we want to make after we close on our small 680 ft. condo. We have selected the types of materials that we want to use and have the approximate measurements of the place, and just need someone to review/adjust our rough draft based on their expertise and prepare a "proper" GC estimate for materials ASAP for us to provide to our lender. I am happy to pay for your time to review and prepare this materials quote as we need it before processing our mortgage or knowing our full reno budget for the condo - please name your price!
Depending on how much the initial materials run and the space left in the budget, we may adjust and do a complete overhaul on the kitchen and bathroom including labour - so we are still potential customers after the quote is prepared.
