I would go with

Materials + Labour x Markup = Estimate

Kidding aside .....

Go to the digital archives of Canadian Contractor and read the article in the Nov/Dec 2015 issue called Software Reviews

An excellent article about 4 estimating programs with head to head comparisons. I have not tried any of them but a couple look very promising for my business that I may try in the future.
