I would like to know an estimated cost of adding a 3-4 piece bathroom which would require a dormer window in a 1.5 store house. Upstairs has 2 bedrooms. Hoping the dormer goes in the back of house above the first floor extention adjacent to the roof. Extension at bottom of picture next to deck on first floor is the laundry room which could provide access for water if a dormer is placed above.

It is really hard to give a good price without seeing the structure of the home and how the plumbing is currently set up, but it would be in the range of $30k - $50k. I have quoted these before. 1st you need a engineered plan (from $800-$1,600), then development and a building permits along with plumbing/electrical permits as well. Construction will cost approx. $35,000 just for the bath complete/roof work/near match shingles on addition only. Usually the attic/bedrooms etc. have to be restructured as well for the new room so total job in that case will be from $45-$50,000 min. typically. You have what appears to be a heating flue in construction area? this may need to be re-routed and could add $$ to the project as well. As well if current roof is not up to code or shingles really worn you may have to also add those extras into overall plan as well.
