Best approx cost for a new 3pc basement bathroom installation?

I own a condo townhouse and am looking at putting a bathroom in the basement as my teenage daughters are outgrowing the one bedroom they share and I'm thinking of making the basement fully functional. There is no existing plumbing or anything so this is starting from scratch.

I have a very good idea of how much this could cost. I'm a single mom and I do have a job but anything over 12k is almost impossible for me to afford. I'm smart enough not to go for the cheapest estimate, but realistically how much can 12k get me? One contractor came in under 10k but that's because I told him I might consider using my long time plumber. The area would be the minimum that the building code would allow, so really not a big bathroom.

In my opinion, you have the right mindset! I wish more customers knew what you know about the price for quality vs cheap work. In saying that, I feel you can have a very nice bathroom for your budget. I have done bathrooms for almost 10 years and I would say the average price where I have started from scratch (no tear out required) has been in the $8000-11000 range.

A lot is up to you as far as what types of materials you buy (ie: tiles, vanity, etc.).

Your in the ball park! Great to know that your investigating all avenues. As you are starting from scratch, a building permit will have to be taken out especially from your plumbing contractor. This is required by law, and no one should tell you otherwise. Permits protect both the contractor and the homeowner. Added security knowing that the job is done correctly. We have installed more than 1400 bathrooms since 1987, no two are the same, all custom.

You are definitely in the right range, approximately $10k including labour and materials, and if you were to use your own plumber then it would be a couple thousand less.

with a budget of $12 000 you should be able to get a very comfortable living space but to give a accurate quote I would need to meet with you to work on a design that works for you.
