Im looking to add a master suite to my current 3 bedroom side split home. i have a two car garage that i could built up on but i also have a large yard and the area behind the garage it open and could easily use that space. What would be the most cost effective way to add space? build up on the garage or pour a new pad and build out.
im assuming there is benefits to both, building up you wont require additional foundation but building out would have less impact on the roof line and disrupting my family.
your opinions are appreciated thanks for the help , currently live in Erin Ontario
Assuming you can build either way and there are no building code restrictions, I would build up, it will be less expensive and less disruptive, you won't loss any of your yard space and I personally prefer bedrooms on second stories, you can leave the windows open without worry. coming out of the ground is more complicated than just building a slab, in Ontario frost is a major concern so you will need a footing and a foundation and settling will be an issue as the new part settles it may cause a difference is floor elevations. Even the view will be better up there! Best of luck.
It really depends on a number of factors but up would typically be the most cost effective in terms of up front cost. Of course, if aesthetically and for usability, the homes current design works better for building out then that may be the better long term play and would get you the most value in a resale situation.
If you are planning to add a master bath in the process then building up would also be easiest for adding Plumbing potentially.
I hope that helps and feel free to reach out to us if you have any further questions!
All the best!
