I know this is kinda a hard question to answer... I'm trying to figure out just the framing cost? Floor system by sqft. /2x4 & 2 6 walls by linear ft./ truss system by sqft. Would that be the best way to go about it??
On a new home 2x4 wouldnt be permitted as it doesnt meet insulation code (on the perimeter anyway).Framers usually charge by the job. I'd think theyd charge you 10-15,000 for a job like that framing only. I've seen as little as $5 per sf and $10+ per sf is more likely.
I know minimum code is 2x6 exterior walls to meet the r-value. I was more trying to itemize things so I could have some sort of a baseline for future jobs. I've built new home construction for ten yrs I know my work is quality. Iv got most of the other prices worked out by linear ft or square ft $$x to $$y based on simplicity so I can charge fairly and accordingly or am I going about this the wrong way?
The gentlemen I worked for before wouldn't teach me that aspect of construction so i learned a lot of pricing on my own from other contractors & what not! Two of us built spec homes start to finish for a local lumber store. If a customer getting print's drawn up asked about builder's they would recommend us. But wanted to go on my own!! I've been doing reno's & smaller jobs want get back to home builds
