We recently bought a 50 year old house in Kentville and we close August 16th. We are aware that we need a bunch of work done (trim reinstalling/drywall patching and repairing as well as painting, a kitchen to resurrect and maybe a deck to resurface.
Is it better to hire a GC to sub out the work, or hire individual trades to do the respective jobs as required?
Based on the age of the house I would get an environmental assessment done typically homes around that age have about 100 plus items that may contain asbestos. To answer you question I would go with a GC, a lot easier dealing with one person than dealing with several different people.
Old houses take a lot of extra knowledge. A full reno is also a full time job for the person managing it if several trades involved. So if you know all aspects of construction and have the time then you may want to do it yourself and ask, "what is my time worth?" It is usually more cost effective price and time wise to hire a reputable pro with experience to do it for you. I have run into so many people still working on the same project 2 years later that I would have completed in 2 months!
