We are looking to renovate the basement. We want to add up a wall and flip the washroom and laundry room for easy access and add a kitchenette so we can rent it in the future. We want to know the cost estimate for the renovation.
Ty
It depends on square footage and finishes but if you are looking to rent it out I would budget around $50 a square foot.
Aaron
Agreed, depends on square footage and finishes. $50 sqft is a good range. One thing to bear in mind, you say you want to flip the laundry and bathroom around? If the drainage and plumbing need to be moved you'll want to get a plumber in to cost that for you as it is a sizable expense. Knowing that cost will help you guage quotes you receive from contractors.

The cost will vary depending on whether you intend to make the space a Code compliant secondary suite or whether it is to be an in-law' suite (where you would be sharing the upstairs kitchen). The defining element is a stove without a stove it would be referred to as a wet bar' not kitchenette' when you go to prepare drawings for submission.
To meet Code as a secondary suite after passing development approval, you will need to be compliant with the various Code provisions including: completely separated heating and ventilation systems (air cannot mix from one suite to another), drywall on the walls and ceilings of the furnace room (taped and sealed), exit, and other rooms within the space, egress compliant bedroom windows, additional smoke alarms (furnace room, shared areas and each bedroom). You would also need to have street access to the exterior door that is satisfactory for fire fighting access as well as satisfactory parking provisions.
Best to discuss your ideas with your municipality as there may be additional requirements.
You may be able to locate a home builder who is building new houses with built-in secondary suite-which would give the opportunity to view details of the various mechanical electrical, ventilation and fire safety elements.

Can't say it any better than Ian Dirksen explained it. If you build it to rent in the future you must comply with city codes or your contractor and yourself could be held liable. Thank you Jeff
Cost vary based on too many factors such as how big is the basement, what standard of materials you are looking for, in case you want to legalized the basement to be used as a basement apartment or not,....etc. Much better if you invite few local contractors for on site consultation and pricing
If we are only renovating basement with everything I mean all flooring and paint and base Bord lights doors not making a leagal basement $18000
