We have an old bungalow in the Fulton area Edmonton that is built in 1963 and we are planning to add a second story on the existing foundation.
We heard that this can save $60-$80K in cost for foundation.
The house is about 1,063 sq feet.
We would like to know how much it would cost and what we should be planning for.
Area also is zoned for lot splitting.
Any suggestions are welcome.
Thank you,
Ivanna
I'm not sure if that cost savings is correct, you could always add on and just not do full basement underneath. Most people add second story because they don't have room on there lot to build more.
Thanks,
James
Hi Ivanna,
Adding a living space up is cheaper in comparison with building aside if no foundation reinforcement work will be involved. Normally prices start from $250 per square foot and might go up to $500 / ft2
Hello Ivanna,
You are planning this make sure you put a full basement under it to add the room while your doing this build , otherwise you will regret you didnt later when you wish you had th chance, you are looking between $195-$500sq ft to build depending on products you choose , you cant get a real price without drawings so start there and always have a contingency plan of an extra 10k in case an average basement can run as little as 12k and as high as 60k depending how big the pour is on average here in ottawa a 2400 sq ft home built and finished is usally 360-420k.
