Hello, I hired a professional contractor for misc. home repairs & I'm uneasy with the completed work. Idk the right lingo to describe my concerns but I've attached pictures of the his work. Wondering if anyone out there has an opinion on what they see and if my concerns are valid or if I'm just paranoid that it wasn't done right?

Photo Summary & concerns:

Curious what experienced roofers might say about the The first few photos.. they show condition of flat roof BEFORE replacement. .

I won't bore anyone with how my contractor changed the terms of our agreement without my approval but I find his excuse hard to believe. He blamed it on the old roof having multiple layers & was complete tear off. To me , it looks pretty obvious that the old roof was beyond repair .. I feel like even Ray Charles could see there were multiple layers and make an educated guess that the plywood underneath would need to be replaced ..

The contractor I hired personally looked at the work before he gave me a proposal so either I completely got bamboozled from the start is it common for contractor's not to assume or reference the potential for added costs in a writing ?

Moving along to all the other photos: all the other photos are the completed work contractor did . Summary of concerns below .

Again, I apologize if I have the wrong terminology but hopefully you'll see what I'm trying to convey just by looking at the pictures..

- replacement windows & exterior trim/framing ( another area where he changed terms of our contract without my knowledge because he said he had to do you extra flashing). I don't know if I can believe that he flashed it all , just based on what the completed work looks like throughout.. there's GAPS GALORE

-The window frames/sill don't even look like they were installed to prevent water damage to hall exterior walls?

- Is the j channel missing where corners meet vinyl siding ?

- Caulk is globbed or crumbling in most places

- flimsy aluminum trim used around windows, roof & storm door

- storm door sticks to side latch at bottom

- condition of old flat w/ multiple layers

- new EPDM rubber roof after installation w/ overlapping seams.

- I think the rafters are exposed excess roof membrane is just hanging over edge ?

- is it me or does it look like ice and/or flashing tape poking out from underside of termination & siding ?

Any advice or professional opinions is much appreciated! Thanks !

Looking at all of these photos. You are likely to have issues with water getting into the doors/windows and it's probably safe to say the roof membrane was not sealed properly either. This won't survive the next rainfall. I suggest getting this fixed right away.

A flat roof requires special treatment. You are correct in that the old shingles should be removed and any sheathing should be replace. (and if there is joist damage, repair it). A membrane should go on before any new shingles or other covering. Flat or low slope roofs are not the best as they do not shed water very well. As to the seams and caulking, it shows that the contractor wasn't very experienced for this type of project. Sorry, but not much you can do unless there was a contract stating quality and warrantee.

You hired a inexperienced company. Completely done wrong. people hire these kind of guys because they do not want to pay a professional which is really $expensive$ for this type of roof. Unfortunately now you will have to have it completely stripped. Sorry this happened to you. Hopefully you had a written contract and can maybe try to sue to get all costs covered as well as reimbursed what you already paid. Be prepared for a long drawn out process and expense of lawyer. 1st step is get a professional roofing company to give a quote to strip and redo. Then based on that either redo in spring or begin process to collect from original contractor. Even if you did not have a contract witnesses and the pics will count. Good luck!

ONG. You should be concerned Very concerned. This contractor is hardy Close to being professional . I would hope he has not been paid a dime for this work.

However I do have to question. Where were you from the very beginning. He should have been stopped immediately. Anyway it is now completed I assume. Do not pay any money. Go to court.
