Renovate or rebuild?

I have a 100 year old detached two storey brick home in the beach district in Toronto. It has not been updated since the 1970's and will need a complete gutting and renovation and a third floor added, or demolition and rebuild. The plan is to complete the work and then sell.

Please advise with options or other advice. Many homes around us have undergone teardown and rebuilds.

My name is John from J.T Home Improvements And Renovations in Kingston Ontario. We specialize in this type of renovations. I can not give you a price with out looking at it but I can tell you it will be a big cost but you should get more then double your cost out of selling it once updated.

Now for a home that old there is a lot of permits that may need to be put in place at first as laws have changed since the 1970s you best bet would be to gut the place renovate every ting up to code and to your liking so that it is nice and will sell fast for a good price, then if your looking to add a mother floor to it you can but the cost to add a mother floor and gut the place then renovate you might not make a big profit your best bet would be to gut the hole place and renovate it so it is all up to date and looks like a newer home.
