Rough cost estimate for semi-detached reno in Toronto?

We are considering placing an offer on a semi-detached 1200 sq.ft home in downtown Toronto. The home is structurally sound and well-maintained but needs cosmetic updates. In order to determine our offer price we'd like to get an idea of how much a home renovation would cost us and what the timelines for this kind of project would be.

The renovation would include removing 2-3 interior (non-load bearing) walls on the main floor, replacing knob-and-tube wiring throughout (electrical panel already upgraded), adding insulation in the attic, replacing plaster walls with drywall, dry walling the ceilings, replacing the flooring throughout, and redoing the kitchen and main bathroom.

I realize there can be a lot of variation in price depending on finishes and exact room sizes, but we're really just looking for a ballpark estimate of cost and duration so we have a better idea of what we would be getting ourselves into.

Hello,

I thank you for your inquiry. However; we are based out of B.C. The cost of materials may be around the same price. Although the labour cost will vary across the provinces. Without actually seeing it, walking through, etc. it would be very hard to estimate. Most construction companies locally I'm sure would be very happy to give a free estimate.

Depending on your choice or materials, finish and/or other variables, you would be looking at 30 to 50k.

Hi Carrie,

Much depends on the site conditions and site access but,

These are some rough numbers to consider:

3 Structural Walls down and replaced with flush beams: $20K

Replace knob and tube $10 K

Insulate attic $2k

Drywall entire home $25k

Kitchen wild guess is $30K

Replace all floors wild guess is $10 K

We would estimate in the region of 70k to 90 k dependent on finish requirements. Would need to budget for this at least to complete renovation.

120 k including materials,labour and permits. Time usually about 6 to 7 months.

$70-$90 thousand is a reasonable budget and would need 5-7 months.

These are not just cosmetics updates Carrie! Its really a major renovation. The very ball park idea about what you are looking for is about $75K
