What are the ballpark costs and considerations to excavate the cement floor of my attached residential garage to add a stairway into the basement? My original blueprints included this stairway, but I guess the original owner decided against it. I am trying to decide whether to do this vs. a walk-up entrance from the basement to the backyard.
If you decide to create that door from the garage will cost you something around 12-15K and from the outside will cost you around 15-20K
The outside is a bit more but it's much better
Hi Richard
either one will cost you between $15,000 and $20,000. But you need to decide if you want to loose space in the Garage and may compromise your existing concrete slab when you cut through, and will need to be supported. Outside sounds more reasonable.
Price can be anywhere between 10k-19k, depending upon location and drawings.
both have pro & cons. is it bsmt apartment and/or going to be a second unit?
Thanks for the replies. My entire basement is unfinished and I realized it might be a better option to put the money towards the new entrance instead of building a 15x30 workshop in my back yard and getting gas, electricity, and water to it. The reason for the stairway is to move heavy parts and equipment down and up when necessary, without going through the house and potentially damaging the interior walls or wooden stairs. My preference is the garage to avoid drainage issues. Also, if it would be in the garage, the floor around the excavation must be supported because I still plan on parking my car in there (there is room). So the reinforcement is not included in the above quotes?
wouldn't it be hard to move heavy parts/equipments up & down the stairs all the time?
plus smell of oil/fluids from your basement and contamination?
not sure what kind lot size you have, but have you tried to get quote for workshop?
thanks
