Condo renovation, concrete construction, 40 yrs old, 1017 square feet, one level, three bedrooms, one bathroom, insuite laundry - unit has not been renovated/remodelled since it was purchased but has been well taken care of. 4th floor of a 20 story bldg.
Bought a condo and get possession on June 22 - we need this work done (or livealbly done) by July 19 as we give up possession of our house on July 22. We want a contractor that will listen to what we would like to have done and then take that idea and work with us and apply their expertise to make it better than we thought possible. We can help tear things down and put things together and we can stay right out of the way when required.
We are open to a single contractor or if someone is interested in taking on a piece of the work, that will be considered as well.
Job description
Kitchen - old kitchen removed (8 cabinets and countertop) and new kitchen with an island installed (kitchen is already designed and am sourcing quotes, granite countertop already sourced including install), plumbing for sink will need to moved approximately 2ft from current location (we will provide sink and faucets). Electrical for stove will need to be moved, dishwasher installed, under counter lighting and bulkhead for potlights and pendant over island. A small L-shaped (3x8) non-bearing wall removed to create open concept.
Flooring - old carpet and cork flooring removed and replaced with engineered hardwood throughout - may go with tiling in kitchen area, but undecided.
Bathroom - replace vanity, sink, faucets. Considering installing walk-in glass block shower - original 1"x1" tiles are in great shape, just dated. Flooring likely will need to be replaced. Medicine cabinet and lighting need to be replaced.
Storage room - considering moving the washer and dryer back to their original location - plumbing hook-ups still there. Would then need an interior wall about 6 feet wide and some reconfiguration in the storage area. Floor replaced in storage area.
Paint - there is wallpaper in the three bedrooms and the bathroom - this will need to be removed (praying for easy peel) and the entire unit will need to be painted throughout (we can likely do the painting) and baseboards and trim re-done with stained wood, not MDF. Likely will decide to replace interior doors to update them.
Closet organizers - the closets will need to be updated and organizers installed.
Lighting - generally - the lighting will need to be replaced and updated. We might need a bulkhead in one of the bedrooms to run the electrical for potlights or lighting. RIght now, the bedrooms have wall sconces and I dont believe have ceiling lights.
The unit has an enclosed balcony and the former owners installed central air. There is likely some wall repair work where the old wall unit was (it looks like they just left the cover over it)
Thats all that comes to mind for now - we are going to the unit to take pictures and some measurements today and then will have to make arrangements to access it for quote purposes prior to when we take possession on June 22.

My house is 102 years old. The only bathroom is on the second floor and is very small. The only ventilation system in the bathroom is a window above the tub. We have tile surround and the grout seems to be wearing away. The ceiling in the room below has been leaking, so we assume there is damage behind the tile. We would like the window filled in or removed, the tile replaced with an acrylic tub surround, and a ceiling fan/vent installed. The tub could also use refinishing.
Once the bathroom repairs are done, it would be great to get the ceiling repaired in the room below. There is about 4 square feet of water damage on the ceiling, with the plaster peeling away.

My specific is to bring laundry capabilities upstairs and put down new flooring.

We have a 1954 bugalow that is 672 sq.ft. and we would like to put a small 3 piece bathroom (sink, toilet, stand-up shower stall) in the basement. We also have a 70 watt amp and need to upgrade it, however, it needs to be moved and we'd like to have air conditioning installed as well.

We have a 1944, 1.5 storey house. We WANT to add a small simple 3 piece bathroom on the second floor and a large dormer with a large window in a bedroom upstairs.
We WISH to add a small mudroom on the side of the house (4 X 8).
If we can, we would extend the new bathroom dormer to enlarge the same upstair's bedroom.
Utility room needs urgent work. The floor needs to be rebuilt, drywall is cracked on one wall. There is an underlying issue in the crawl space that needs to be resolved. Install new footings to level the utility room structure and install insulation in the crawl space under it. Install new flooring, repair damaged drywall and re-insulate the repaired wall.
We currently have some burn marks in our vinyl flooring in the kitchen. There is 7 to 10 feet of damage that needs to be replaced. The house was built in 1925, I would estimate that the kitchen vinyl flooring is no less than 15 to 20 years old. We would like to know what an estimate on this project would cost.

Looking to open up 2 walls between our living area and kitchen. One would be a half wall, and the other a doorway, both openings would have archways. Also in keeping with the rest of the house, the corners would need to be rounded. I believe they are load bearing. Contact me for pictures.
We need a load bearing wall removed. We have drawings from an engineer. They say we need some reinforcement in our basement joists, and then two temporary walls to be put up while the original comes down and posts are made at either end and a beam. Then we will need it all drywalled, the floor fixed up, and two vents moved from the wall to the floor.
Hello I require one wall to be (partially opened or cut and a door jamb to be installed so bifold doors can allow entrance to furnace and hot water tank area. On the opposite end of that wall I need one doorway dismantled. I will then need two walls framed (built) and then finished with drywall to close the furnace area on both other sides.
I would also like to have the two outside walls framed, insulated and drywalled. Part of this wall will be the interior of the bathroom/ shower extension.
As well I need the wall that is central with the unfinished side in the laundry room and the finished side in the bathroom to be moved as to enlarge the bathroom by approx a foot. This will be the wall which I would like the sink to attached to in the bathroom. As well I would like the installation of a pocket door in the existing unfinished wall that the shower currently runs along. I would like this wall finished on the inside of the bathroom. No electrical or pipes run in this wall.
I reqiure estimates on areas of project. The foundation, framing, metal roofing ,siding and trim. For the interior i would like to install radiant mat floor heating over a ceramic tile flooring. I have an old home, about 80 years old in River Heights, an area that moves a lot. My house is about 900 sq ft; it has stone foundation and unfinished basement. The foundation has cracks and bellies all over. It is still sound, but I would like to replace it all for a new foundation and raise the house about one foot.
