I am looking for a contractor to give me a quote to create an insuite laundry hookup in a condo that I am very serious about purchasing. There is a linen closet next to the bathroom where I would like a stackable washer and dryer put in. The breaker panel is on the other side of the closet. I would need plumbing run through from the bathroom to the closet, a drain put in, and wiring run from the panel to the closet as well. I don't know if we can vent the dryer to outside but I would need a professional opinion on that. The door frame and wall surrounding the closet would also have to be knocked out in order to make room. I am looking for both an online estimate as well as a detailed and accurate quote as I am including this as improvements in the mortgage amount.

We are in need of a 19' long load bearing wall removed within our living room. We have a engineered solution to the structure and are in the process of getting a permit from the city of Winnipeg. Above the wall is an empty attic with insulation, directly below the wall is one of the major basement beams for support. Basement is a half basement with crawl space.
The job will entail:
- setting up temporary shores on either side of wall and removing the current wall studs.
- Installing 14'' 3 ply LVL or 12'' 4 ply LVL on top of 4 2x6 posts on either side to support the empty attic above.
what's already done:
- drywall removed from the wall, insulation mostly removed except for the insulation sticking into the attic. (studs exposed).
- electrical disconnected from the wall.

We have an ~1100 sq ft. house in a 1970s Ladco development.
We are looking to open up the kitchen (load bearing) to the living/dining room. And gut the kitchen with new cabinets (to ceiling, maple probably preferred wood?), countertops (quartz), add an island to the space that is being opened. We would also like to convert the landing above the basement stairs, aka dust collector, to a pantry and add a built-in buffet/coffee bar ~6 feet to the dining room.
We would also be looking to replace floors throughout the main floor with a lvp and a paint job is probably also necessary while were at it.
Our bungalow was built in 1976, the 4-pce bathroom is approximately 56 square feet.
I have purchased a tub, surround, tub faucet with shower head, dual-flush toilet, new countertop, sink faucet, mirror, floating shelf, light fixture, warming mat for heated flooring, floor tiles and hemostat.
The job would consist of the removal of the tub and tile surround. The shut off valve behind toilet needs to be moved over in order to install the dual-flush toilet. Replace the vinyl flooring with the warming mat and install tile flooring. Remove the countertop with built in 70's style shell sink. Install countertop and new sink/faucet and remove tile along side and top of vanity. Remove wall mirror and install new smaller mirror, install floating shelf and replace light fixture. Remove towel bar, toilet paper roll and hand towel bar and replace with new ones.
My upper floor has a slight sag and could use a lvl beam to help support the load.
- The beam would stretch 11' across the ceiling of the main floor living room.
- Beam would would extend between an exterior wall and an interior load bearing wall.
- Directly beneath the proposed beam area there is a beam in the basement where the load can be directly transferred to.
- Ceiling in this room is stipple. So a very careful cut must be made that can be later covered with a crown molding attached to a drywall covered lvl. Other option is to have the stipple removed so that the drywall covered lvl can be tapped in to the rest of the ceiling.

We’re looking for a general contractor that specializes and has experience in doing major renovation (house addition). We just bought a late 1910's-era ~900 sqft house in Winnipeg; we take possession mid-April. We will be redoing walls, ceilings, HVAC, flooring, windows, electrical, plumbing and insulation for this reno - basically everything you can think of. I will send pictures and floor plans of the house we will be overhauling to respondents; there's a lot to do!
The house currently only has about 4 inches of fibreglass batt insulation between the attic joists, and the ceiling of the attic has nothing but boards, and is vented. (There is lots of heavy frost on the parts of the roof where it connects to the attic floor!)
The roof was re-shingled (asphalt) so we have to work on the inside. In the process, since the house will be air-sealed; I want to go to a new Hi-Efficiency integrated HRV/HVAC/DHW system, and possibly add a pellet stove. The current owners are paying $150/mo for the utilities on a 1960's-era conventional gas furnace. We need to install new basement stairs in order to create a hole big enough to remove that old dinosaur.
I'd like to make the attic a usable space (you can currently stand up in the centre), so I plan to insulate the inside of the roof (cathedral) to R-50 or R-60. My wife is a drywall taper, so we don't mind having to tape over it to make the space livable. I'd consider doing some kind of hybrid where the attic was a little less insulated than the main floor ceiling if we kept some insulation in the attic floor, but this seems less than ideal, since we will be vaulting the ceiling from the kitchen up into the roof. Please give me your thoughts on this.
We will also need to look at the situation in the walls once the drywall is off; I expect we will insulate (or upgrade) them to R-22 or R-20 as well. The basement is not insulated, but does appear to take on a few leaks of water, so I'd be interested in your thoughts on solving that. Perhaps finishing the half-basement is the best way to go.
For insulating, I am considering spraying in polyurethane foam (moisture barrier & insulation), and/or using Roxul rock wool batts. Do you do this / what are your thoughts?
The project starts with a complete rewiring in April, since it has old fuse-based electrical, along with the windows and moving some internal walls. We'll also be tearing out the old chimney as the new HVAC will be side vented. I think we'll replace any holes in the roof (vents) with Solatubes.
In the process, I am thinking of installing an Insteon home automation system and connecting it to a new HVAC/DHW/HRV system, along with the pellet stove.
My wife and I will be participating in this project. She has a lot of construction experience, and I have a good attitude, and am reading books such as "How To Wire a House." We need a contractor to guide us through the process, who is willing and able to accept our able help as we achieve this project together. We ideally want the core complete within Apr 15-June 15, at least for the critical parts pre-move-in. We will do the painting/taping, etc. You will guide and help us to ensure the project gets done on time, and to CODE.
We also will be building a double garage, once the house is complete. (To be discussed.)

First time homeowners whom are looking into getting some prelimiary quotes to do some or all of the renovations on our wish list depending on cost. Home is a 1120 sq ft, 1965 bungalow in Windsor Park that functionally is complete but could use some modern changes.
Purchased from previous owners in October of 2011, we've had zero problems with the house until recently when there was some very minor leaking in the basement after a major thunderstorm, though no damage occured. If repair was needed this would take priority as there wouldn't be any point in making the rest of the home complete if the foundation was unsound.
Recently had the kitchen cabinets resurfaced however would like to look at opening up the space between the living room/dining room(standard L-shape) and the kitchen and updating the floors and putting in backsplash.
Existing main floor bathroom is complete but would essentially like to gut it with new flooring, wall treatment, bathroom fan, tub, toilet, etc. Same goes for basement bathroom though it is a larger space down there.
Finally would like to recarpet (or alternative) the basement floor, new drywall, and ceiling/lighting and perhaps update the utility room. As mentioned pretty much everything is finished and functional so some tear down would have to happen. Time frame isn't really an issue for us at this point.

There are a few minor repairs needed to major repairs/renos. Storage issues. Insulation throughout. Front and back door need to be replaced. The kitchen is absolutely freezing in the winter. Stove wall plug is outside of he wall. Kitchen floor replaced, water damage repair, drywall, ceiling and lighting repaired/replaced.
Bathroom needs plumbing repair on both tub, sink and toilet, ventilation installation, back room from bathroom needs to be repaired (water damage and mold removal) The structure is a concern - under the backdoor I can see a beam from the basement. The roof and eavesdrops need to be repaired/replaced, the old covered up fire place and chimney need to be removed or repaired - water is getting in through the chimney.
Back deck replaced.
Front porch repaired. Front stairs replaced.
I'm not sure if a tear-down & rebuild or a major renovation would be best. Or what would be the best process to address everything. If it is a major renovation then what would be the priority list be so I can best budget and plan.
