I have an 860 sq ft house with a water drainage issue. Would like an estimate on re-grading around the house, so that water runs away from the foundation. Water currently runs towards the house.
Job requires:
- removal of existing concrete sidewalk;
- re-grading of soil away from house;
- grass seeding;
- installation of new patio stones/sidewalk, or possibly re-use existing sidewalk.

I have a condo unit in a approx 40 yr old building. I am basically wanting to undo structural changes that were done by previous owners. They removed a storage room to make extra room in the bathroom and more room to the master bedroom closet. I would like to close off that part of the bathroom and closet so that it is again a storage room.
I would ideally like estimates with and without drywall installation (ie. just framing), and an idea of whether it makes a difference if I remove the existing drywall myself.

Wanting the open concept in an old house. The wall dividing the kitchen and dinning room 14' long, with no duct work to worry about. I don't have any engineering papers yet but working on it unless you can provide them. No cosmetic work required, just the placing of the supporting beam.
We live in a 2 storey house, built in 2000. We have a wall between our kitchen and living room. I would like to either remove it, make it a half wall ending about the top of the couch(my ideal) or make a large hole in it to create an open concept as our kitchen and living room are small.
Pretty sure this is a load bearing wall, therefore want it to be done properly, not sure where to start.
We are selling our home in the summer and want to improve resale value. The interior needs a fresh coat of paint, the kitchen and bathroom floors need to be redone, some of the hardwoods need refinishing. Our fireplaces need refacing, the kitchen faucet needs replacing and the garburator installed, some windows need replacing as the glass has cracked. The home was built in 1911 and we have been there for two years. The previous owners had been there for 33 years and the place had become quite rundown by the time we purchased it.

I live in a post war home built in 1945. The back door entry to the house is a small room about 12' X 15' ; that's a rough estimate. This room also houses electrical, water, gas, furnace and a washer/dryer. It's what I call a deck with walls with a slanted roof. I'd like to have an estimate on raising all walls to the same height, placing a new back door and re-doing the flooring and having a corrected roof.
I also have a 3 steps and front door which needs to be repaired/re-done.
Hi there our house is a 1 1/2 story 1200 sq ft with a full basement, built in 1945 with a couple of additions at a later date, it is just not configerated to our needs. The dormers to add height to the 1/2 level are a consideration at this time depending on our costs for the rest of the reno we are looking at getting esitmates and starting in the spring of 2014. Although once the plans are finalised we could start the kitchen, and powder room. There are no existing plans at this time avaliable but we have had our house inspected and it is fine to add a full second story from the half. Have been checking with the bbb and would like to start calling for esitimates would really like some referals of compainies that are good with older 1 1/2 story home renos. And any advice would be appreciated.
We would like a consultation on possible options to renovate home. Home is 76 years old, in very rough state, all dry wall has been removed in the process of adding insulation. Flooring/rugs are torn out. We were thinking having the house raised to put in a full basement, if not a basement then adding a second level. Have a property under contract and needs quotes for the renos
This property is a 1200 sqft duplex. I plan on using as a rental property, so I am not willing to go all out on high end features, but do want important value added items to attract better tenants and rents.
Just briefly, the scope of work will include kitchen & bathroom upgrades, new floors and paint thoughtful (with new baseboards and finishing), window re-caulking and framing, electrical panel needs to be updated, need new light fixtures in kitchen, bathroom and living room, need to check for plumbing issues (I didn't notice any yet, except upper suite toilet was leaking), also appears to be ice damming, with wall in the living room being damaged possibly due to a roof issue? In the basement there's a subfloor, but need to look underneath there to rule out any water leakage or damage.
Need new shingles. Soffits/fascia/eavestroughs need to be fixed or replaced.
Also there is a foundation issue, which I am in the process of arranging a few people to come see.

The spring thaw caused water to leak into the wall from an attached awning over the deck. This water seeped into at least one kitchen cabinet and into the moulding over the patio doors, damaging both. I'm looking for a contractor who can appraise the damage, replace the damaged items, and fix (or remove) the awning to prevent future water damage from reoccurring.

The addition is comprised of a front entryway, an extension to the living room which is approx 5' deep by 20' wide, & a side halway & closet. Last year’s summer has been very dry & the addition in the living room & front entryway, as well as the front steps leading to the entryway have shifted. The walls & ceilings have large cracks, and stairs had to be torn down.
We are looking for quotes to get an idea of what it would cost to repair the cracks and install new front stairs as well as a front walkway.
Due to it's current status the job is considered to be urgent.
1. Ceiling in Master Bedroom has fallen in about 1/3 of the ceiling. There are cracks in the remainder. Probable solution is to remove the original plaster over lathe and replace with drywall. Ceiling is curved to wall (no 90 degree join) so how to join to wall - perhaps a molding?
2. There are a few smaller holes in the plaster in two of the bedrooms. I am hoping these can be repaired without having to redo the walls in the entire room.

My daughter has a 1-1/2 storey detatched home. Due to several open cracks in the stucco from one end to about halfway of the outside back wall, including the casing of the ground to roof gas furnace chimney, it looks like the stucco has to be removed and the wall repaired as necessary, but without the chimney which is no longer required. Also attached to the back wall is a small mud-room with entry to the back door of the house. The mud-room may have to be rebuilt, or even made larger. The fixture in kitchen is large and recessed. Would like to replace with pot lights. Kitchen cabinets need to be straightened and rehung on three doors. Two bathrooms have florescent boxes with lights that need to be replaced & drywall repair. Painting would be required in three rooms. Need advice on how to change a bathroom door opening. This is in a condo that is approx. 20 years old.
We have an entryway that was added onto our house that is severly water damaged and needs replaced. We want to slightly increase the size of it, so it will be a 16'x10'x8' room. I am unsure of how the foundation of the current room is setup as the room sits about 2' off the ground. I am looking to get the framing done (walls, roof, floor) done and the roof shingled...I will do the interior finishing and siding. We will re-use the existing door and window as they were recently replaced and are in good shape. We also have a small landing (like a mini deck) that the stairs comes up to that the roof extends over, it is approximately 4'x8' and we also want to replace that at the same time.
