We are looking at appox, 1200 sq ft being added. Currently in a one floor bungalow. Roof needs to come off for bedrooms upstairs. 2 childrens bdr, one master with walk in closet and bathroom. House built in 1957 on a 100x150 lot. approx 1500 sq ft and want to add on 1200 sq. Out side stone on bottom stucco ontop due to weight issues. I would like to add 200 square feet off the back of my house which would extend into my back yard. The back wall of the house will need to be opened for this room. This addition should include a rough in for a 2 piece bathroom and support a 2nd story deck. The back of the addition will have a 6ft patio door installed to allow access to the back yard.
The house is about 80 years old and is double brick construction. The addition can be made of wood with siding or stucco depending on the costs. These additions are very common in this neighbourhood so I don't foresee any major issues.
We have a more than 100 years old 2 storey house in Hamilton, which has an addition added by the previous owners. We are looking to extend the current first floor addition and add a second floor which will include 2 washrooms and washing closet that can be accessed from the 2 existing bedrooms of the current building.

However the house is small and older so I would like to find out how much it would cost to redo (change, gut and add) or knock down and rebuild a house. We are thinking of purchasing a typical Hamilton bungalow near Churchill Park, Westdale. To make this viable for us we want to add a good sized rear master bedroom with good closet sizes and a deck beyond that pushing back into the garden to reduce the amount of garden maintenance we have to do. The basement is finished but needs new drywall ceilings and the walls need improving. Finally, we have some modification ideas inside the house which would involve removing some walls to open up the living area. If this could be accomplished within a maximum budget of $200,000, we would be interested in having a discussion. Obviously this is dependent on us purchasing the house.

What we are looking to do is put a second story on the garage - not attached to house. Main floor of garage to be drywalled and heated - linoleum floor - one big closet along the back wall - rest of area open - water heater and furnace on bottom floor. We are wanting an addition to our house. It was built in the 1960's and it would require the removal of the back outside wall-which is brick. An extension of approx 18 feet long by 12 feet wide. We want it done before the summer as we need the additional room. It would also need closets built in and a patio door. references will be required.

-I would handle all the demo, including taking out the current half walls in left and right of drawing.
-I have an electrician of choice which I'll manage
-Will need to split the output of HVAC located on the floor of the current room into two within the new separating wall (vent on each side / from same source). Very close proximity to original.
-I would handle all flooring, painting, door installation, installing fixtures. Just need the new bedroom footprints built, framed, dry walled, and 5x5 dormer added for ceiling height in the smaller room. A bed will be placed in the lower half of the smaller room therefore don't need dormer extended the full way.

We would like to expand onto our present garage for more storage. It is a wood framed double car garage.
The expansion would be at the back of it, we would use the window as a doorway to the new expansion. We would like it to be the same wight as the present garage and at least 12' back.
I have a small wood framed, sided house (bungalow) with a hip roof. I would like to add a room to the back of the house. Size 10 x 12 or 12 x 14. It just needs to be a simple room - with a couple of windows and with electrical and heat, vents.

Basic family room addition to back of house. 16 deep by 20 wide. Shed roof (assume). Basic finishing inside. 3 basic windows and 1 patio door (average). Vinyl siding. Assume to be on peirs as the cheapest solution but OK to have full foundation option as well. Heating would be least expensive solution. Our priority is price versus wow-factor. Existing house is 1 3/4 brick on first floor and aluminum siding on second. House built in 1959 and has no other additions. Access to yard is unobstructable if required to dig (kuboto type digger). Existing area have a mix of additions on piers and full. Just a ball park estimate is sufficient. we are determining if adding on or moving is the best option. Before getting in to a detailed quote, we want to understand the larger cost first.

2 story addition approx 50 x 15.
The home is approx 50 w x 20 d with a second storey addition on the back half. It is a typical A roof with the back higher than the front because of the second storey addition. We would like to put an addition on the front of the home and carry the 2nd storey to jion in with the back to make it 2 complete floors. It would have a basement under the new addition.
