We are thinking of building an additional 500sq ft on top of the front left portion of our backsplit. The addition would consist of 2 small bedrooms and a bathroom. The existing bedroom would be converted to a laundry and would have the staircase (5 steps) into the new addition. The front facade of our house would also have to be redone in some stone or stucco stone combo.

Currently looking at purchasing a 40+ year old home that currently has a 20X12 foot three season room off the back of the house. This room is situated on a slab of concrete. Would like to get a better understanding of the cost to have removed and replaced with a permenent addition to the house with the same dimension.
Option 1 - building up:
- if this is possible and makes sense, i.e. esthetically pleasing and structurally sound, I would like to add 3 bedrooms including a master with ensuite and another 3 piece washroom. This is a bungalow, so a staircase is needed too.
Option 2 - building back:
- lots of room to build into backyard.
- if we dig out the basement, then we have to rearrnge the kitchen and dining area, add master with ensuite, finish the basement (some would be a storage area), cand I would like the current deck utilized
- if we do not dig out basement, we would create hallway in house heading towards backyard and go straight back with master and ensuite addition

Backsplit (main floor living, dining, kitchen; second level 3 bed 1 bath; lower level family room, laundry, bathroom, crawl space)
Looking to add another floor either over the front of the house (over the kitchen/living room) or over the back of the house (2nd level, bedrooms and bath). The addition would include stairs, a master bedroom and bath, walk-in closet and possibly a little nook for a home office. Main floor living area is appoximately 23 feet wide (plus a single car garage) and 24 feet long. The upper level is the similar in size.
Prefer: hardwood stairs, possible hardwood on the new level, basic bathroom fixtures (tub, countertop, ceramic floors).
Exterior of the home is currently a mix of brick and siding. Would be up for suggestions on how to finish the exterior.
Looking for a cost-effective renovation. We were not planning on doing it quite this soon (have been in house 2 years), however, have recently found some problems with the roof which require repair. Need to decide whether to do the planned reno or simply replace the roof.

We wanted to increase the living space of existing TV room by extending. The size of the proposed extension is approximately 16 feet long and 11 feet wide. Therefore existing walls of the TV room towards the backyard needs to be taken down. As this wall supports the above master bedroom outside wall, so needs to figure out requiring a supporting beam for the above room wall. The wall of the extension (towards the backyard) will have a door open outside and the whole wall will be primarily off glass/windows. In addition to that existing deck needs to be taken down and construction of patio with a size of approximately 20 into 16 feet including steps onto the patio from kitchen side and proposed extension of the living area.
Foundations and excavation project. This is an extension of the kitchen.
Size of the extension is 6' x 21'. We are looking for a sub-contractor to excavate, form and pour new strip footings, new block walls or concrete,
insulate to R20 and backfill the crawlspace with crushed stone.
Contractors must carry liability and WSIB certification.

We have a roofer and will finish the room ourselves - mainly need the footings, framing, tie in to house, and siding. Have a team for windows, floors, drywall, tile, etc.
