I own a small bungalow on a large lot in Oakville, cement block construction with stucco finsh. Would like to add a 600 ft. addition to the back of the house (50' wide by 12' deep), no basement - lots of windows. Stucco finish to match the rest of the house. Lots of windows.
Would like quotes for installing foundations and outer frame & roof. I can do a lot of the interior work myself - but may be open to complete package. No plumbing & simple electrical.
I'm planning to buy an old bungalow and want second level addition and a bit of re-modelling on the main floor. I want to get estimate of cost.
On first level there is kitchen, living, dining, 2 bed rooms and one 3 piece bath room. I want to open up the whole kitchen.
On second level I want 3 bedrooms with 2 full bath rooms. Obviously stairs from first level to second level. The top floor will be approx 1200 - 1400 sq ft with 3 bedrooms and 2 bathrooms
I think the previous owner added a living room at the back of the house with a powder room. It feels like it was added after.
At this stage I want a high level estimate with max 10% contingency margin. The quote must be per square foot all inclusive (labor, material, drawings etc etc). No hidden costs at all.
We are extremely serious about this and very very interested in the house. However, we have to get those changes done and want to know how much will it cost us.
Please provide list of work you have done in the area.

New construction of a living area above the existing garage. Many homes in the neighbourhood already have these units built by the original developer and this project would need to match the appearance. Pictures provided show an existing unit in brick, though this project is for vinyl siding. There is currently no plumbing in the garage. Rough in for kitchenette wanted as well.

We live in a side split and have a covered porch that extends the length of the single storey section. We are looking to extend our living room and eliminate the porch. There’s full foundation and roof currently part of the porch so we would basically need to push the current exterior wall out five feet.
We would like to put an addition on the back of our house. This room would be used as a family room. The addition will be about 600sq ft. Our house is about 25 years old. The room will be single story. We would like a foundation under the room so plumming can be put into the room becasue we would like to have a powder room. We are interested in quotes on the foundation only or for the foundation and "shell". We would like to do the finishing work ourselves. There is acess into our backyard through the side. There would be enough room to get equipment in. We want to put a backdoor on the room so it can be used as a mudroom.
Our raised bungalow needs a topper! We're looking to add an additional top floor with 3 bedrooms. On the main floor, we'll need to reposition the kitchen and open up a living area. In the basement we need custom cabinetry. We love the look of these homes:click here
Looking for a refacing outside (Cape cod style) and pool landscaping. Pricing now.
I am in the early stages of planning for a home addition to my 1900sf bungalow in Oakville. My property is almost a half acre however the shape is quite irregular with a very small frontage and large backyard.
A large great room addition was done approx 9 years ago - I purchased the home about 5 years ago - and I don't believe the previous owner obtained any permits nor did he register the addition with the city.
Will this have any impact on me moving forward with the new addition I have planned? Is there any risk the city could create problems based on the old addition?
I'm looking to add approx. 1000sf for a master bedroom, ensuite and laundry room.
Hello,
My family is looking to build addition to our home.
We require extra bedroom and bathroom really only, and not the full floor. However, I am sure the part of the "old house" would also need to be renovated to get the access to the new addition.
My questions are:
1. Do you do the home additions?
2. Typical costs of about 50-100 m2 addition?
3. Would we need to move out of house?
4. What time frame are you usually looking at?
5. Do you provide plans/permits?
6. No hidden costs (the quote should have all the materias/labour)
7. Materials used should be good quality, but not too expensive.
We live in Oakville, in Bronte area.
Best wishes,
Iva

On second level I want 4 bedrooms with 2 full bath rooms. Obviously stairs from first level to second level.

We recently completed a basement renovation and main floor renovation. We have a three bedroom home with an eat-in kitchen and family room on the main floor. Our plan is to add a second floor with three bedrooms and two full bathrooms, and open the main floor into a kitchen, dining room and family/living room. We would like to have the staircase up thru the middle of the house since our front door is located in the center of the bungalow. The house is about 50 years old, and we have kept the materials we choose in keeping with that time period. We would be able to salvage pretty much everything on the main floor (kitchen cabinets etc) and materials to be used on the second storey (toilets, bathtub, glass shower doors, sinks etc) as they are all but brand new.
- Room above garage - Freehold - end unit townhouse
- Aprox. 16'x20'- 320 sq/ft
- Structural, HVAC, Electrical and plumbing - you supply drawings and permits
existing bathroom will be used for hallway extension into the room. New bathroom needs
to be designed into the drawing maintaining close proximity to the existing plumbing,
electrical and HVAC.
- Stucco outside
Please see the attached drawings. Call me to set up a meeting time.
Thanks.
We have a 40-year old home on a large lot in southeast Oakville. It's a 3-level sidesplit, and we would like to add a fourth level, extending the bedroom area up and across the kitchen/living level. The suite would include a bedroom with closets and air-jet tub, 3-piece bath, and sitting area. Approximately 6 new windows, possible gabled roof. Also some minor changes to the 3rd level (a wall removal, moving washer/dryer up to new landing area). We would be like an itemized quote as we may want to do the finishing/decor stage (floor, painting, trim, etc.) on our own.
I have a house in River Oaks part of Oakville. Looking to get an addition on my house. I've done all the homework in terms of setbacks, % of dwelling, etc. Essentially, what I need is someone to now take over, build the plans based on my preliminary plans, get a permit, and do the foundation.
That's the first part - once the Swim Spa is delivered, the second phase will begin... but this project so far will be just the plans, permit, and foundation.
