I am a current home owner of a town house unit in a complex where a property management board exists to manage the property and enforce rules and regulations. A number of units in the complex need major brick restoration due to age (approx. 15 yrs) and weather damage.
The stucture of the front of the units is made up of an elevated concrete slab which creates a balcony like entrance to the front doors, there is one set of stairs per two units. The shared connected wall between every second unit is made up of standard red brick which in some cases need more restoration than others. My unit is in rough shape due to snow and rain keeping the bricks damp. The bricks are physically peeling and chipping away.
The Property Management Board has had an engineer present on site and in meetings to review, prepare and present a very specific "blueprint" design of the brick wall to be followed in the restoration. There are specific criteria to be met in order for the contractor to to be approved as per board. Previous experience with this type of project, workers comp coverage, proper insurance coverage, work completed matches design specifications, and approval from board is received before work commences.

Hi. I have two windows that are above the garage. I am having problems with the bricks/mortar under these windows. Most of the mortar between the bricks have eroded leaving openings/cracks that allow the rain to get through. The rain goes through these openings and down into the garage. I would like to have someone come and fix the problem, by either replacing the entire brick row under the windows or just replacing all the mortar.

I got the engineer report which states that some of the side of my 2 storey house bricks need to be first demolish and then replaced .The job is for upper and lower level of the house. Heritage house requires MAJOR chimney repair or replacement - inactive brick chimney has suffered mortar loss, cracking, exposed to elements - was not capped for years, chimney currently holds main exhaust for heating system. 1) Chimney needs to be rebuilt from the roof up, We are looking for a good job at a fair price. (Main concerns price and good workmanship.)
2) We have a small patio with large stones (they are approximately 2 x 2.5 feet each). The patio needs releveling (assuming we can power wash these stones ourselves) as it was probably laid down about 25 years ago, and some of the stones are sinking. Patio is 8 by 5 stones.
I have a few windows on the rear of my home where the bricks at the bottom ledge of the window have cracked and come off the home onto my back yard. I need a competent brick repair serviceman to come to my home to estimate and repair this issue.
Need for a contractor to call me to arrange a time to meet and look at the requirements of the job. I have had a very negative experience with a supposed professional repair service in the past and would like some assurance on the quality of repair to expect.
This small renovation consists of two parts:
- Replacement of brick hearth for a full stone slab (main reason for the renovation)
- Removal of existing pre-finished jatoba flooring to be replaced with oak 3 1/4" strip flooring, sanded and stained.
The existing brick hearth is not rectangular (see pictures), 15 1/8" deep, back is 52" wide, front edge is 42" wide. The brick rises 4 1/8" above the subfloor, but the pre-finished flooring surrounds the hearth so it rises 3.5" above the flooring. We would like to replace it with a solid natural stone, perhaps a grey coloured unpolished granite. Note there is wainscotting on the right side that needs to remain undamaged. Since we will be replacing the flooring, we aren't worried about damaging the flooring.
The existing jatoba flooring was poorly installed (5/8" thick) with a lot of gaps. It must be removed, and replaced with oak 3 1/4" strip flooring. To be sanded and stained to match the rest of the house. The family room is 10' X 15'. We need online estimates to plan and prioritize the projects we will be doing this spring and summer, but will go back to those same contractors to provide a more accurate quote once we got closer to the expected project start. All materials to be supplied by the contractors. Stain used: Duraseal Royal Mohagany.
I would like glass block installed on an exterior wall. Two cutouts, each being two blocks wide (maybe 16 to 18 inches), and 12 to 13 feet high. These cutouts would be located on the landing of the staircase that leads upstairs.
I have no neighbours on the side of the house where I want to install these blocks, so access is good. The house is aprox. 5 years old.

My husband, Craig, and I just bought a house in Lorne Park. The house is approximately 30 years old. We don't take possession of the house until November 13th, but we are looking to have some work done on the house in the first couple of weeks before we move in.
In particular, the chimney on the house needs to be rebricked (or something). According to the owners it was rebricked in 2008, but our building inspector took a video of it, which shows otherwise. It looks like they put some parging/concrete on one side, but the other side has a lot of spalling.
What is the seasonal window to do masonry work? If November is getting too late then we need to understand whether the chimney can last until the spring or whether we should ask permission from the current owners to have the work done now. In addition to the chimney, there is a small brick wall in the backyard that is shared by us and our neighbours; although it seems integral to the deck in our yard. The brick there is spalling quite badly as well. It is covered in vines (as is a lot of the house), which we intend to remove, but the wall either needs to be fixed or removed.
In addition, we have a few other things we would like to do in the house. Neither of the upstairs bathrooms have fans, which we would like to have installed. We're also talking about installing a light in the shower of the master ensuite. We have to buy a microwave so we thought we might see about getting a microwave range hood installed.
While quality is a big factor, so is cost! Our budget is more like $5,000-$10,000. Depending on the cost of we may do more/less of the renovations. Because we do not take possession of the house until the middle of November we need to make arrangements with the current owners to visit the house to seek quotes.

Two Requirements:
1. Fix/replace crumbling bricks under window in garage. Home is 34 years old.
2. Provide solution for small front "porch" which has original brickwork covered with tiles that are falling off. Concern: Porch is also supporting 2 columns that are holding up a portico.
I have an indoor floor to ceiling fireplace (spans two floors) with stone facing (various rectangular shapes). It is separating from the wall. Gap of about 2 to 3 inches wide visible at the top, separation gradually diminishing down to about 2/3 of the length of the facing.
Work that needs to be done:
1. Remove the stone bricks down to mantle height;
2. Remove mortar from stone bricks for re-installation;
3. Fix (straighten) the stone backing plate and secure it with appropriate ties to the wall studs;
4. Reinstall the stone bricks.

I had noticed water leaking down the inside of our garage wall, where the garage attaches to the main house. I first thought that it was a leaky roof situation and called our roofing contractors to come and take a look. They did not notice any problem with shingles or anything roofing related. but they did notice a large hole in the mortar beside the second floor window. It was large enough that your hand could go through it. I am looking for someone to come by and repair that hole.
I know it is probably not a big job, but it is one I need to get done.

Were looking to do some exterior work either bricks or stone for the outside to give it a more modern look . The house it roughly 25+ yrs old and needs a new look, wood is chipping and windows make house look like an old barn. Any ideas?

We have a brick wall going up our front stairs and in front of the landing in front of the stairs.
We have concerns with this structure so we would like a professional opinion as to whether it can be saved or must be re built. We also have a landing area approx. 10' x 8'. It is a landing with flag stone on the surface. The flagstone was raised about 2" above the base and it has suuk so this area need to be built up and resurfaced.
