Approximately 800 square foot second story addition for a back split house. The second story will have a master bedroom, en-suite bathroom and sitting area. The house is built on very solid foundation and is approximately 55 years old. Located at Yonge & Sheppard in an area with a lot of renovations and home renewals.
Owner looking to build a second story addition to a midtown Toronto bungalow home (40x20') with a flat roof deck. The majority of design and planning work has been done, however we have an immediate need for a structural engineer & firm w/ BCIN to complete, approve, and submit for building permits. Construction to start end of June, with a focus on a quick turnaround for occupancy permit.

-semi detached house in east york (Danforth & Coxwell)
-our house is approx. 20 feet wide
-kitchen is downstairs and in back of house
-kitchen backs out to a raised deck approx. 4 feet off ground. Back yard has a slight slope down to carport
-there is a sub basement under the kitchen (crawlspace)
-looking to add a solarium / all seasons room attached to kitchen. Approx. 10 feet deep (into yard) and 20 feet wide.
-approx. 200 sq ft solarium
-Want the room to get lots of light. Potentially lots of windows and maybe skylight
-Solarium would be at ground level (there would be steps from existing kitchen to go down into the room) and extra high to connect to house at approx. current kitchen ceiling height
-Looking for a flat roof with the ability to add a walkout from bedroom at some point and have a rooftop patio over the solarium
-Only backyard access is via a laneway and the doorway through our carport
We currently have a 2.5 storey house and would like to add dormers to both sides of the 3rd storey to give us some additional square footage for an additional bedroom. See attached for the existing floorplan of the 3rd floor (measurements are in metres) - ideally, if permits and cost allowed, we would like to widen the existing bedroom on the west side of the house to be the full width of the house.

Demolish back addition (this is more like a small covered enclosed structure for the back entrance), supporting concrete walls below ground and foundation. Rebuild everything that was demolished according to city approved drawings. Addition is approximately 80 sf.
I already have all permits and city approved drawings for this work. Finish before Nov 30,2022.
We are planning on building a 200 sq ft. single storey addition to our townhouse with a deck on top of it. The townhouse is freehold, and is slab on grade (no basement). The project will involve removing the existing solarium, removing the back wall of the bottom floor and reinforcing the opening, digging out and pouring the new foundation (also slab on grade), building the 200 sq. ft. single storey structure, building a deck on top of this structure, and removing a bay window on the second floor to create the walkout patio doors for the deck. I'm planning on adding a sunroom (to be used year round) at the back of my house, estimated size is 15*14 ft.
Sunroom will have solid roof, one wall solid, the other one with large windows, and the one facing the backyard will be pretty much glass (with sliding doors). As far as structure, I'd prefer to use wood, but I'm open to discuss other options (vinyl, aluminum, etc).Heating will be electrical (baseboard).
I'm going to need a rough estimate (+/- 30%), based on the elements indicated above and your previous experience, the estimate must also include the applicable permits required with the city as well as building the proper foundation for such a construction, according with the city (Toronto)regulations.
Based on your feedback (comments on the project, experience and the online estimate- please provide all of them), 3 contractors will be selected to inspect the project site and give detailed and accurate quote.

We are planning a third storey addition for our semi-detached Danforth/Coxwell home. We have the plans drawn and will be submitting to the City for variance approval and permits, and anticipate the construction beginning late this year or early next. The addition will be a master bedroom with ensuite bathroom, reading room, and walkout to roof deck. Approximate area of 500 sq ft. Plans are available on request.
I would be interested in hearing from professional contractors who have experience with and would be interested in this downtown Toronto project.

The plan for the addition is to use Helical Piles and no concrete foundation
As for the finishes and flooring:
-The entire upstairs would need new flooring, but the main floor family room and dining room are already completely renovated and would need no work whatsoever.
-The kitchen I was hoping to do IKEA but with a more upscale island. Appliances are all new so I would want to keep existing
-Furnace was recently upgraded to accommodate addition
-Electric panel recently upgraded
-existing roof reshingled recently and attic insulation added
-Im open on the exterior siding—was kind of hoping for a board and batten
-the goal of the washroom is to tie it into the existing stack that runs in the north east corner of the existing house.
125-150k is my budget. I am open to using the second drawing (drawing 2) and pulling the mainfloor back to be flush with the second floor.
We are looking to add a two storey addition to our existing two storey detached home. The house is roughly 80 years old. Total square footage to add is approximately 900 across the two floors, 600 on main floor and 300 on second floor. We are currently completing full architectural plans for a two storey addition to our semi detached home. The addition is approximately 20x16. The main floor addition is a family room with powder. The basement addition will include a walkout. The second floor addition with be a master with ensuite. The existing bathroom will also need to be modified. See attached drawings. We would like a ball park estimate with mid range finishes or even an estimate per square foot as we understand that a true estimate requires the full plans and viewing the site. Based on the ball park estimates and reviews, we will prepare a short list of candidates to invite.
I have a small two bedroom, semi-detached no basement home in east Leslieville, need some more space, looking to add another twelve feet to the back of the house. Thinking two stories, plumbing only for laundry that is already there, some demolition of said ten by ten laundry room that was a previous addition at back of house, probably a little more demo required upstairs. No access at back of house, three foot wide walkway along side of house to the front. No tree issues, presuming no neighbour issues.

We are building a 2 storey addition and have arranged for all exterior work and the shell of the addition to be done. We are looking for someone to complete the interior of the house. The entire house will be gutted, new floors, new bathrooms, kitchen etc. Total square footage is about 1500 sq feet of electrical, plumbing required. HVAC system needed also. Timeframe is Spring. I have room measurements and plans. Our style is contemporary with moderate finishings. We would like to hear your range of expected cost based on history before proceeding further. i can provide you with a list of requirements on a room by room basis. We have a big job to do but would like to save costs where we can such as off the shelf kitchen with some customization. We don't want to waste anyone's time.
