Hi, I have a 3 stories triplex in Verdun. I want to do a major renovation on the building with the subvention from the city. I may want also to redesign all the floors. I need a RBQ licensed general contractor with design ability.
The triplex was built in 1917, the last major complete renovation was done in 1984.
Thank you.
The suite is ready to be rebuilt.
I need a experienced team or individual to assist in the completion. Could be a project manager to direct me, I am very handy and have all my own tools, or a good team to complete the room ASAP with very high standards and materials.
The plumbing drains are all installed under the sub floor and now need to be measured and installed thru the floor.
My intention was to set the measurements for the Bath, Shower and WC drains, cut the holes and lift the sub floor which is attached only by a few screws. Adjust and complete the plumbing drainage and then reset the sub floor.
Under the sub floor is 26-36 inches of dense packed insulation, and spray insulation around the sides (all done) unheated garage in under this suite.
Apply the second layer of sub floor (maybe cement board?)
Frame the room with 2x4s (suite is 32'x11')
Spray foam insulation for all the walls
Cement board on bathroom walls, maybe floor too (for flatness for tiles)
Water proof complete bathroom floor
Install therapeutic tub (already selected)
Custom shower stall, without step over
Tile complete bathroom
Pocket door to the bathroom
Electrical for complete suite
I have all the a Architect plans for the bathroom and bedroom
One new window to be installed
I would assist in the construction work
It would need to be done on Weekends (Friday thru Sunday) and evenings, or regular week days if necessary
I would supply all materials
Thanks for your interest

Renovate a 1200 sq ft 41/2 unit in Verdun to:
- change all flooring to laminate flooring (plancher flottant) (except in kitchen)
- change the vanity and add a shower in the bathroom
- change the tiles in the bathroom and shower backsplash
- repair the front door frame
- change the kitchen counter tops to quartz
- prepare a spot to eventually install a dishwasher
- install LED lights in ceiling
- help install an AC unit
Please provide your best VENTILATED estimate of work (amount that you will not go above) as well as the time required for completion of the project.
Removing current floor, add sound insulation between two floors and put new plywood and laminate floor on top. Removing a wall to make an open space. Installing baseboard heater for the each room (total 4 baseboard). Installing washer and dryer place in kitchen. Changing doors and change all moldings. Painting the unit.
I am planning to purchase the following triplex which needs the following renovations:
-3 kitchens
-roof
-redo the surface and probably the structure of the back balconies, fire escape, and the terasse of the 2nd floor unit,
-add front entrance door to the 2nd floor unit and build a staircase to this door (between the 2 windows on the 2nd floor)
Can you please, estimate how much these repairs would cost?
Thank you
