We live in an early to mid fifties brick / concret block constrruction bungalow with an attached (added in 1955) brick single garage. We want to extend the garage forward by 5.5 - 6.0 feet. We want to use the same brick on the extension and the same roof and tile design. A new garage door (with automatic opener) will be considered; the current insulated door is 10-12 years old. This will also require extension of the concrete flooer in the garage. Electrical work for receptacle(s) and lighting (internal to tha garage and external) is required but is not extensive as circuits exist in the garage. A cold water pipe for hose will need to extended forward in the lengthened garage.
We live in a flood plain in lower Stoney Creek so the permit process includes both the Hamilton Conservation Authority as well as the City of Hamilton. Drawings (primarily focused on structure and footings) will be required to both approving parties and those are part of the scope of this contract. I have spoken with both of these parties myself earlier this year and it appears the Consrvation Authority will be the more difficult of the 2. Because of this we are prepared for this project to take place in early spring of 2012. If this can occur before December 2011 then we are willing to look at this option.

I am seeking to obtain a quote to access and finish my garage loft so I can use it for home office purposes. Project would include building stairs from ground level to loft, some framing, insulate, drywall, tape, mud and finish flooring with laminate. We use that space for storage, snow blower, bikes etc. We now want to make that a room with a window. We do not want to remove the garage door on the outside. Just purchased a home and I get possession on September 2, 2016. I want to replace the interior doors and trim. Currently all brown and I want all white. One bathroom door, three bedroom doors, three closet doors, and door in front hall. Each room has a window that needs new trim. Living room has two large windows that need new trim. Kitchen is new, but I need to install a backsplash. Need to paint the entire house, three bedrooms, two bathrooms, living room, family room, dining room, main hallway and bedroom hallway. House is approximately 1450 sq/ft.

The project will involve building a full bathroom, construction of a new walk in closet, and a small kitchen renovation including a granite countertop. There will also be approximately 1000 sq feet of new flooring, small construction issues such as new doorways as well as new baseboards, trim and new interior doors.
We take possession on Aug 5th and require a fairly quick turn around.. We have limited access to the home until ownership on the 5th of August.
I have a bungalow cottage style home that has no basement, only a partial crawl space with dirt. The original foundation is on cement blocks and it appears some must have shifted. I am NOT looking for a whole new foundation as the home is not worth the investment because of the area being commercially developed. The shift has happened in the middle of the home at the front at the load bearing wall, the living room and adjoining master bedroom floor has sunk by about 4 inches. Is this something someone could help me with?
Opened up our ceiling on the main floor and discovered the previous owner cut out entire portions of 2 joist. First joist has 2 sections missing, a 12" approx and 4" approx. Second joist has a 8"approx section missing. Ceiling is open and ready for repairs. We are the home owners and are torn between repairing with metal or sistering them both. We are looking for a professional company to quote on a major addition to our home. This would include adding an attached garage with loft, as well as extending the back of the house and increasing the size of the kitchen on the main floor, and the master bedroom and bathroom of the second, as well as adding an en-suite on the second floor. Adding a new custom built deck and wiring in a new hot tub.

I am about to close on a house but to get a reno loan I need a professional quote on work to be done.
-I would like to move a washroom over one room (same wall) as well as install a door.
-The home needs wider stairs and new stairs in the basement.
-I would also like to remove a few walls on the main floor - if load bearing the wall will either stay or become an interior window to save costs.

Hi, we are looking for someone who can do some updates to our home. These would include new flooring for upstairs level, updating ensuite bathroom, some minor updates to other 2 bathrooms and a fireplace update. Depending on costs of above other projects may be added. if you could call us to arrange a meeting and work out an estimate that would be great.
I own a 55' wide and 24' deep bungalow home. The roof is very low (nearly flat), and needs to be replaced completely.
I would like to have a new roof with the ability to have rooms in the attic. Or, a full second floor plus roof.
Interior finishing is not required, would prefer to have windows, doors, and shingles installed.
Prior to this project, we need to expand the garage to a minimum of 18' (current width is 13.5'). This can be done as part of the same project or entirely separate. The garage expansion is a must and would like to complete asap.
Dear Sir or Madam;
The house is a 40 year old four level back split. The first level is a square configuration of three main areas; a long galley kitchen which opens into a wider open concept eat-in area, living room and dining room. The galley kitchen/eat-in area is T shaped. The other rooms are rectangles. In total there are three walls.
Above this area is the attic. Below is the lowest level basement. The roof for this front section is a hipped roof construction.
The ceiling joists for the gallery kitchen run in the same direction as the dining room but appear to be 2x4 construction. The ceiling joists for the livingroom are perpendicular to both the kitchen and the dining room.
i.e. It would appear that each wall is a load bearing wall due to the offset construction of the ceiling joists.
Where these three walls intersect, which is back and slightly off from the centre of the house, the chimney comes up from the basement below.
We are looking at removing these first level walls and would like to replace them with a combination of steel i-beams and structural supports. Structural supports would be required in the basement below.
We would be doing the demolition and finishing ourselves.
We are looking for a company who is experienced in this type of renovation, who will get the required report from a structural engineer and who will obtain the required permits with the City of Hamilton.

We are opening a showroom and are looking for a very experienced and established company to handle our general contracting renovations. We want a company that has the drive, the honesty and workmanship that we put into everything we do, we are looking for a company that is experienced in everything listed below, driven, fair and sees the bigger picture. This job has a lot of potential to lead to lots of future jobs to the right candidate. I myself have experience in renovations, designing and planning but at this time we have to much going on and want to out source this job given it would be to much to take on this project as well on top of opening the showroom and doing all the behind the scenes work that comes along with opening up, So we are looking to outsource the work so we can focus on our main goals and achieve everything in a timely manner. My business partner and I are looking for company that is very experienced in "showroom quality" work. We are looking to start asap as we have already taken possession of the building. It is a fair size job and will be about 2 to maybe 3 weeks of work. The job includes no demo as it is already done properly. It will include framing, electrical, tile, drywalling and all finishes to be fully operational when the job is done. Workers are able to work day and/or night as its a commercial setting.
