Hello,

My wife hired someone she knows to do a complete bathroom reno (before and after photos below). She did not get multiple quotes as it was someone she knew and trusted. However, the final bill was a lot more than I was expecting. She paid the bill using funds from her parent's estate but the whole situation is bothering me. I know there's nothing we can do at this point, but I was hoping to get some pros opinions on how much a job like this would cost. Maybe we didn't overpay but I suspect we did.

Basically, I'm looking to get an idea of what the cost to demo the old bathroom and install the new one would be. We bought all the materials ourselves except the the building materials (i.e. drywall, mud, grout, baseboard, exhaust fan, and Schluter in-floor heating).

The room itself is 11 feet by 9 feet in size. The floor did not need any levelling. It was a hardwood floor actually. An electrician was needed to install the pot lights as the old ones were in the bulk head and also to install the lights above the sinks and an exhaust fan. We also had in floor heating installed. The plumbing for the old/new sinks and toilets was easily accessible from the room below which has a drop ceiling. They did have to cut a hole in the wall of the bedroom below the bathroom to accommodate some new plumbing for the toilet which was moved to where the old bidet was. The hole was patched after the job as done. Thanks again for any help you can provide.

Mark

No photos uploaded. Did all the fixtures stay in existing locations? Did you or your friend supply the electrician and plumber?

Average washroom renovations cost from $10,000.00 to $13,000.00 with materials and fixtures.

I would say around $15000 based on your information!

Hey Guys,

Thanks for the replies. I see now that the photos have now been uploaded. As for the fixtures, the toilet was moved over to where the bidet was and a second sink was added where the toilet was. You can see from the photos what I mean. The shower and tub are in the same locations as the old ones. We did have an exhaust fan installed as well as in floor heating. The only other work that was done involved the bedroom below the bathroom. The sewage pipe had to be moved a little which require cutting a small hole in the wall and then patching it up. Also the drain for the old shower didn't line up with the new shower drain. The new shower drain landed right where a floor joist was so they had to cut the floor joist. I can attach a photo of that if it helps. Before tax we paid $12,600. Again this is just for labour and miscellaneous building materials.

This Makes sense judging off of the photos and comments. Our company does a range of bathrooms from about 7,000 up to about 30,000. depends on the finishes being used and the amount of custom work involved.

Put your mind at ease, the amount you paid is well with in line for removal, disposal, misc building material, installation and labour, If you look on Houzz or some other sights you will see the average bathroom reno in the GTA is 18-26K

Hi Mark.

First off I have to say the new bathroom looks great!

As for cost, if I was renovating a bathroom like this, I would estimate labour & the materials that your contractor provided to be $15,000-$17,000+. I work in the GTA area.

This renovation included somethings that will raised the cost as opposed to an average bathroom reno. I noticed that the bump-out by the Jacuzzi tub window have been removed & the wall is now straight. That requires extra framing, insulation, vapour barrier & drywall. Also, the bulkheads have been removed. Which requires drywall work to the ceiling.

The tile work with in-floor heat and plumbing work that would add to the cost. In-floor heating systems are expensive and you need to run electrical to it. I am glad to hear you got an electrician in to do the electrical work. Well worth the cost! The tile work has a couple of in-lays, which are time consuming to do properly. To relocate the toilet & with the bidet, I suspect would require quite a bit of plumbing work to the main drain. As well as the other plumbing work that would be required. New faucet installation and drain hook-ups, etc.

The best thing would be to have had a written quote, to see all the costs. That way you know upfront, what you're total labour/material cost would be.

It sounds like someone bent your ear and told you paid too much. I can tell you, there's a lot of work to be done in a bathroom renovation!!

I agree with Mark from CMJ Renovations.

Hope this helps.

Steve.

Hey Guys,

I appreciate the replies. Out of curiosity, you both appear to work in the GTA area. I live in Ottawa. Would the prices you quoted be lower in Ottawa. Also, the $12,600 is before tax. After tax the cost was $14,238.00 I'm assuming the price ranges you quoted were before tax. Am I correct? Again thanks for the help.
