Hello,

My wife hired someone we know to do a bunch of renos on our home using money from her parent's estate. We did not get multiple quotes, as we assumed since it was a friend we would get a good deal. I don't know, but part of me thinks we paid too much. I'm looking to get other's opinions that are in the reno business to give their opinion on how much this project should cost. I've attached before and after photos.

We live in Ottawa and the project here is the conversion of a three season porch to a four season one. The room is 6.5 feet x 12 feet in size. We bought the large window , tiles, two ceiling lights, and door separately ourselves. So I'm only concerned with the labour cost to demo the old structure and install the new one including miscellaneous building materials (i.e. grout, baseboard, trim, drywall). The electrical was reused from the existing porch, so no electrical work was needed. They insulated the ceiling, floor, and the wall with the large window and exterior door. The other walls are not exterior. The wall with the window had to be completely reframed as the old wood was rotten and the new window was much larger than the the old screen that was there before. There was a false door on the one end of the porch (seen as the glass door with no handle in the old photos) that was removed. As a result the wall on the other side of the false door had to be repaired and refinished. The original floor was supported on deck posts and the new one is using the same deck posts so no work was needed there. We haven't had any issues with frost heaving. The exterior siding was removed and replaced with wood as seen in the photos. If anyone can provide a idea of what the labour cost for a reno like this would be it would be greatly appreciated.

where is the heat source for this space.the floor insulation should be spray foam.Electrical heat mat install under the ceramic tile would be perfect for this size room.All this item included the cost in the area 8k

Sunrooms can get very expensive very quickly. I could not retrieve any of your pictures but from the sounds of your request they removed the old one and put a new one up Four Seasons hopefully they use spray foam insulation walls ceiling Etc. Without seeing it it's very hard to put a number on it but it would not be less than $10,000 from the sounds of it and it would go up from there. Hope this helps you out. Jeff

As mentioned by another, ten grand is not out of line and may be on the low side. Depending on the zoning you are in and the related codes, the addition may require a proper foundation and it becomes a part of the square footage of the house. Simply enclosing a porch does not make it proper under the building codes. Heat and power are also to be legal and installed properly.Check with a building inspector (not a for hire house inspector) and ask the questions as they apply to your specific situation.

Thanks for the responses. I don't know why the photos haven't shown up but there is no heat going into this room as there was a floor register right next to the door that lead to the sunporch. The insulation they used was the pink fibre glass variety along with vapour barrier.
