Recently bought a house and only just noticed that the back wall, which is part of the extension, is bowing outward quite a bit. Once you know it's there it is obvious to the naked eye. The extension has a 12ft vaulted ceiling. The sliding door and windows on this wall all open a close fine, there's no binding or sticking. The windows on the top part of the wall have all lost their seal but we're fairly sure that's from the age, we think the extension is about 12 years old. Underneath the extension is a crawlspace that has vapor barrier and is spray foamed.
We have been looking to get a new steel roof and I'm concerned about adding additional weight to this wall.
why the pictures didn't add
You have a few options on repairing and leveling your gable end wall. The easiest and less expensive route is to put a steel plate/column on the outside from the center Peak down to the deck keeping in mind it'll need a welded base that fits to the inside of the wall which would be fastened in from the inside so there is some repair on the inside.
We would need to see the outside and open up the walls between the windows.
You are probably looking at $5 to 10 Thousand.
This would be a spring job.
Was there a house inspection completed prior to purchase?
We did have an inspection but we didn't notice the issue at the time.
