I Have $15000 to invest in an upgrade. Front yard Landscape or relocate main floor laundry room to second floor? Best for ROI?

I would highly recommend waiting until spring for your landscaping, that being said depending on the size and what you're looking to have done you should be able to do both in your budget.

I would suggest the landscaping. My wife used to work for a realtor and "curb appeal" is one of the most important features when selling a home. The laundry room is important but most people are fine with the appliances wherever they may be. Women are more concerned with the functions on a kitchen and men look for a garage or basement (for the shop idea). Just make sure everything is very clean and fresh. That sells. Good luck.

Hi Tanweer,

You would need to consider the following:

1. Are you planning on selling your property soon?

2. Are you going to convert the main floor laundry into usable space?

3. Do you have space on the second floor next to an existing hot/cold/drain? If not then we will need to cut walls, ceiling etc (money not well spent)

4. Increasing the curb appeal or having a functional back yard is great for entertaining and also shows well if listing home for sale

In General ROI ..

1. Kitchen

2. Bathrooms

3. Garage & Main Entrance Doors

4. Stairs

5. Exterior Finishes

This will increase the value of your home for every dollar spent.
