How much it costs to build a house?

Hello,

I just discovered your website and already found it incredibly useful, thank you.

I'm interested to purchase a tear-down house in Gatineau-Aylmer area for a new build.

I would like to know how much would it cost to build a house, around 1800 pc, 4 bdr, 3 bath, garage, with basement or not, depending on the price I guess.

I found on your website estimation from $110 to $450 or more per square foot, so I'm not sure why such a large discrepancy, I would appreciate an explanation.

For the house, nothing fancy or expensive, just an average house. I would like to lead the project myself, meaning finding contractors and such. I don't have much experience in this profession, but I'm very interested and I have time.

Maria, unfortunately our company only operates in Calgary Alberta, and we do not build or contract in the Gatineau-Aylmer area. And, as home building prices can greatly vary from one sector of the country to the next, the rough cost produced by our free calculators may not be in alignment with your area. The MS Excel ROUGH estimator's on our website are all based on Calgary AVERAGE building cost. However, you can adjust the input cost data on these spreadsheets yourself to more closely match the average building cost in your area. You will note that we have two different cost calculators, a "Ballpark Calculator" for VERY rough costing, and a more detailed calculator that requires much more input from you, which of course could then have a huge variance between the two rough estimates depending on your input data. You should further note that no builder/contractor bases their home building price based purely on just the sq. ft. size of a home, as there are MANY variances to consider when estimating a full home build, you should first read our "Debunking the Sq. Ft. Myth" ebook, which dives deep into the subject of home building cost and how these construction costs are arrived at.

One further note: The MS Excel calculators on our site where developed to give our clients a ROUGH estimate "only" of building cost, so that a client has somewhat of an idea of building cost BEFORE they embark on getting a home designed by us, or have us put together a detailed estimate, only to find out that the home they have just design is way over their budget! I want to emphasize the word ROUGH estimate only. you will also note there is a disclaimer on our calculators ``that these are only rough cost and are NOT to be relied upon for actual construction cost". To arrive at an accurate building cost you would first need a set of very detailed building plans, along with a very detailed set of building specifications, then tender out the plans and specs to all of your planned subtrades, subcontractors, and suppliers to arrive at a more accurate building cost, Furthermore, as a full home build can take up to a year or more to complete, most contractors and suppliers will only lock in a price for say 30-60 days, meaning you are still susceptible to future market conditions regarding building cost!. Even if you have fully tendered out the job!

If you want to be an owner/builder keep in mind that you will most likely be getting quoted full retail pricing, where a good builder gets volume discounts, this may not make it worth your while to be an owner/builder. Good luck with your build.

Hi Maria,

The cost depends on finishing items the cell cost is very much same unless and until you are building a bunker.

Cost of construction per sft. depends on so many variables, so many assumptions and every permeation and combination can change the price. Some thing average to you is high end to other so very difficult to read other persons mind. The range 110 to sky is the limit i can say would be the Right approach. The more you specify and details given the better pricing can be worked out. More details less surprises. That is where experienced contractors are required and those who know their job, who are honest are NOT free, and they do not negotiate. Good luck.
