Evening folks,
I have a 900sq bungalow in Oakville, Ontario, looking to renovate, go up a story, adding bedrooms above and creating an open plan concept on the ground floor. Essentially tearing down, keeping the basement and then building up new.
The basement is poured concrete. looking at options for expanding the top floor out beyond the existing basement footprint.
I need ideas on the time frame and what to expect from a per sq foot costings.

A project like this could be scheduled to take roughly 5-6 months to complete.
For costing wise you could be looking at anywhere from $190-$240 a sq foot.

Adding a living space up is cheaper in comparison with building aside if no foundation reinforcement work will be involved. Normally prices start from $250 per square foot and might go up to $500 / ft2. Cost of man power and materials expenses combined might bring the total expenditures for building a second or upper floor up to $550,000 for 1,000 square feet living area.
The best advice any contractor would give you is to get plans, draw up schedule and get 5 estimates based off those stamped plans and add 15/20% for your changes for budget off those estimates.

The town of Oakville is very picky when it comes to additions on existing foundations, they generally require at least a crawl space that is heated with anything above, therefore you will probably be required to do at least a crawl space or a full basement to add additional sqft to your home. A general price in Oakville per sqft usually runs from $250 to $300 per sqft and can vary depending on what finishes you are looking for.

If you have a good idea on what you want, get your drawings done up and apply for your permit. Height restrictions are always a concern, there may be added costs to your permit. You may have to get a Engineer to verify that your foundation will support the second floor. Your probably looking at a minimum of $ 225.00 per Sq.Ft. depending on your finishes and 5 to 6 months, don't expect to live in the house during construction.
