We're looking for quotes on repairs to rot in crawl space floor joists, as identified in a home inspection report. However, we're not even sure what sort of contractor to ask - does this fall under flooring? basement reno? foundation repairs? The rot was (supposedly) caused by a grading problem where the house / foundation are not far enough above grade.
Hi;
I think you should hire a general contractor to prepare drawings and get permit then start the job.
Your project involves lots of details.
Sincerely
Hi Evan/Valkyrie
If this is typical of most of you're joist in
the crawl space. First contact a structural
Engineer Cost could be between $ 400 - $ 700
for a drawing and report. Any good licensed
general Carpenter can do this work ( shop around ) Simply doubling up you're joist may be the solution, but the engineer will tell you that. You want this done correctly especially if you plan to sell.
Whenever there are projects that require multiple trades it is often necessary to hire a general contractor that would oversee the entire project. General contractors assess a project, bring in the appropriate trades, create a budget, organize and schedule work, etc. General contractors use trades that are trusted and insured so you can have peace of mind that the work is completed correctly and to navigate through issues as they arise.
