What needs to be done if kitchen sink pipes froze?

Background information- we live in a 3 level split. Our kitchen overhangs the basement by about 2 feet. The pipes run along this floor area and sink is against this wall. We just had our siding done by a company this fall. The company put vinyl soffit on the bottom of this overhang. Our first freeze our kitchen sink pipes froze. The plumber stated they should have insulated it as you could feel the wind blowing in. The company says they don't do that to soffits. My question- does this area need to be treated like a roof soffit even though it is the floor of a room? Seems coincidental that this happened (hasn't in the last 20 some years). I don't want to fight with a company that isn't at fault but I feel we were sold a better insulated house and have lost some ground. Any thoughts on what should have been done or what needs to be done so I don't have to leave my sink drink for the next couple months!?

Soffit is for your attic to breath. The space you have described should be spray foamed I would recommend for best results. Other wise I would say staple Polly against the underside of the floor and along the rimjoist then stuff R-28 insulation in the cavity then put soffit back. Soffit that does not have dimples that will allow for breathing. in most cases a pc of ply wood would be installed then the soffit for the decritive finish.

If the company will come and open up that section for a fee. So you can add insulation, I would do it.

I would buy cans of foam insulation to fill the cavity.

If they will not open it up your best bet would be to remove the quarter round along the run. Drill holes every foot for the length of the run and spray the foam through those holes.

The complete overhang requires insulation. Spray Foam Insulation will be your best choice. You need to make sure the insulation runs continuously (AND Seamlessly) below all water lines, in order to protect them from the extreme cold temperatures. A good install will allow such water lines to get the warmth from your floor above, yet keeping them completely isolated from the outside.

Take off soffit on overhang and apply spray foam and reinstall soffit .
