Had ice & frost in my attic, and water damage to ceiling drywall. Roof replaced last year. Moisture problem is back. What type of contractor would be best to find source of moisture problem?
I would first Contact the roofing company that replace your roof last year to make sure there's no water getting in from the outside. If it's an internal issue you need to contact an insulation contractor to make sure your attic is properly insulated with soffit venting roof vents so as to maintain a constant steady airflow. If the circulation is not properly done then this could be your problem.
if you have moisture in the attic space there is a couple possible problems
1. extreme heat loss (poor insulation)
2. Bathroom or kitchen exhaust vent could be venting into the attic space
3. Poor attic ventilation ( you just had your roof done so I would assume the venting has been looked at and corrected if that was the problem
Ice and frost in the attic is usually a result of warm moist air from the house leaking into the roof space and not finding its way out.
Likely sources include: incorrectly vented exhaust fans, leakage where chimney penetrates attic or inadequate attic ventilation.
Code requires a minimum of 1:300 ratio of attic area to net-free vent area and that vents be distributed top and bottom with each providing a minimum of 25% of the required ventilation. Although you may appear to have proper soffit venting it may be blocked by insulation or other debris.
If you are able to examine your attic space under winter conditions you may be able to locate the cause(s). If you can access a thermal camera that also may help diagnose the problem.
If you can't determine for yourself you may need to hire an inspector to begin and then find the appropriate contractor (possibly a knowledgeable handyman or soffit contractor.
