Labour and building materials for the structural work only without any finishing will be around 5-7K

Pricing depends on engineering drawing; rough work ( structural ) between

$4000 to $6000 without finishing part of job.

Good Evening Paul,

Its hard to give an exact estimate of cost however i believe a good ball park figure would be between 2,500-6,000 for removal of the load baring wall and the mounting of the flush beams.

However i do recommend you contacting an engineer to come out and have a look before doing any removal. Distribution of load is very important and if not done properly it can effect the structural soundness of your home. To get an engineer to come out and provide you with drawing should cost around $1000- $1500.
