General contractor to make alterations to an existing basement apartment and to make it into a legal second unit. The basement is completely finished but it needs some alterations to bring it up to code and to make it into a legal second Unit basement apartment
It is a walk-out basement apartment, one bedroom with a kitchen and washroom.
I need a general contractor to handle the entire alterations project from drawings, permit application, alterations to bring it up to the City requirements and to obtain final certificate of occupancy.
We currently reside in a 25 year old house, and require someone to re-do our walls, as well as the current drop ceiling. The walls currently have wainscotting, half way up each wall, which we intend on keeping. The walls previously had been wallpapered and now have a residue left behind, which has not been able to come off. We are hoping to have the walls re-plastered (?) so that we can paint them ourselves later. As for the ceiling, we would like for the drop ceiling to be removed, and drywalled and painted. We would really appreciate having a timely contractor who can provide us with quality workmanship!
House is approx. 5 years old. Basement is unfinished - some framing and drywall that may need adjustment. Cracks in floor need repair. Possible leaks or condensation on foundation walls. Looking to create a living space, 2 piece bathroom (already roughed in), storage space, children's play area and possibly a pantry and a den/bedroom area. No laundry facilities required. So I was wondering if a 2 bedroom basement can be built with separate entrance with kitchen and washroom.
I understand it differes from property to property depending on how the area is utilized.
But a general answer will do as well.
What would be the charges for creating 2 bedroom legal basement and how much time it would take to get the job completed.
I am looking to get legal basement done with all drawing and permit from the city for rental purpose. Appx $1100 Sq . 2 bedroom, 1 kitchen, 1 full washroom , storage, laundry room.
If a contractor cant provide permit from the city and final approval then I will not be interested with doing business with contractor.
I have a completed basement however I want to make it legal. I already have work permit, drawings done and file with the city of brampton. I am looking for a contractor to work with the brampton city inspector to make the necessary changes to bring everything up to code. I am also looking for a quote to complete the second half of my basement that is not completed to also be done.

Legal Basement with below grade entrance (all require stuff need to be done by contractor only). We don't have blueprint or any building structure so you need to have it created or get it from City.

1. What is the difference between a legal basement and Second Dwelling unit?
2. Does the second dwelling unit require some extra construction work compared to the Legal basement?

I have a basement that was built in 2016 without any permits.
Now I want to register it as a legal 2nd unit and for that purpose I have architectural plan already drawn out and permit has been issued by city.
Majority of the work that needs to be conducted is as below,
1) Enlarge 3 windows (one of which will be an egress window) and make a new 4th window.
2) re-orgnaize a few walls (non load bearning)
3) create fire separation (fire rates drywalls, 4 fire rated doors, smoke detectors in furnace air circulation duct, inter-connected smoke alarms)
4) plumbing (water separation for upstairs and downstairs, drain have already been air-vented). Since I didn't pull a permit we might need to open up washroom floor to show everything was done as required.
5) electrical ESA permit needs to be pulled and passed.

This is a 1960's bungalow with one main bathroom and a two piece in the basement. I think the pipe from the hot water tank is leaking when it is used - not a major leak but needs addressed. Bathroom is above the leak.
Main bathroom is a gut and replace job - eventually so is the basement.
Would like an estimate for bathroom and basement reno.
