Looking to build an addition to a 1961 bungalow to give us a family room, master bedroom with ensuite, powder room, a small office, and expand the entrance (i.e. vestibule). Looking for a general contractor who can manage the entire process from drawings, building permit approval to construction with 3 months or so.
We are looking for a company that can focus on this project primarily, get in and get it done fast. We are planning to live in the house while under construction, so we need a company that can committ to a strict timeline.
Serious inquiries only please. For more information, please send us an email with your company name and website as well as couple of example of additions projects you have done in the past.
Additons to the house.
Have a detached home, with a deck area that is roughly 10x14 ft. Would like to include this into the home. The house is on a raised level. Garage and basement is on street level. Living / Kitchen on the second level with the deck. Would like to include the area under the deck into the basement + the deck itself into the living area.
Financing is not a must. But would be nice.
Also quality of work and reliability of contractors is top priority.

We are about to buy a home and would like a very rough estimate on a home addition. The house currently has a carport which seems to be tied into the house framing. We are considering tearing it down and building an attached double car garage (20'x22-24') with a second story room on top. The house already has a door halfway up the staircase to the 2nd story leading out to the top of the carport (at the 1 1/2 story level, if you will) that can be used as an entranceway so the addition's second story room would have high ceilings (as we want the addition to be the same height as the rest of the house.) We are thinking we could use it as a second family room so no plumbing would be required and we are amenable to using baseboard heating and perhaps ductless A/C instead of the HVAC. We are thinking that we would like to have a fireplace in that room as well, if the budget permits.
Finally, the home was built in the 1950s. Its electrical wiring is completely updated but the house is brick and we would very much like to match the existing brick veneer.
We do have pictures of the house if required.
Thanks for your time,
Site condition is great. There's a dead tree root that must come off. The area is approximately 200-300 Sq Ft behind the existing 2 car garage- takes over a bit of the backyard area. Needs to have a foundation built, + 4 walls and ceiling/roof 10'. I'm looking for the "industrial" look, vs making it to match the house. Must have 1 or 2 large windows and a separate entrance from the side. Has to include a 3 piece bathroom with toilet, sink, and shower - no tub. Electrical, all plumbing, all heating and air must be connected from exisiting house. Add insulation to ensure it's liveable winter/summer and all permits must be obtained from city, as well as build to pass all inspection codes.
Adding an addition, next to kitchen(no need to open the wall); currently we have a deck (5 feet above the ground); Replaceing the deck with this addition
1. Dimension - 12 feet width and 14 feet length
2. Solid Roof
3.left side - Solid with with one window
4. Back wall - multiple windows to cover most the area
5. right -side - sliding door + one window + solid wall
6. Need to use four seasons
7. Roof from 9 feet to upto 11feet
Interested in adding to existing house (approx 50 yrs old). Addition would be 14 by 24 and would include a master suite and bathroom. We are open to suggestions, but our thought is that it would be best to do a single story with a crawl space underneith.
Modifications required to existing house would include converting existing bathroom to a hallway and moving a window in an existing bedroom. There is a tree that would need to be removed as well as a deck and hottub that would also need to be disposed of.
Timing is a priority for us as is economy.
i am looking for an afordable solution in providing a municipal department with detailed drawings of an repair and add on to our homes front entrance. We have gained approval in principal however our initial drawings do not detail finishing and side profiles. We have initial drawings that can be referenced and are looking to provide what has been requested by the planning department. I am hoping to submit the secondset of drawings for July 19th...if possible.
The en-suit will measure approx. 7' x 8'. It will consist of a toilet, sink, and stand up shower. We will need to install a fan. We will be making the walk in closet the en-suit and in order to do that we will increase the room by approx. 2ft so one wall will need to be relocated.
The house is approx. 25yrs old. Located on the main floor almost underneath it is the powder room. However we want to make sure that the water pressure is good in the en-suit. We have all drawings done up already.
My main sitting Room at present is having size of 13x12 fts and before that sitting room I am having entrance room to house size 9.5x8.5 fts (approximately), other side of entrance room, I am having deck of around same size. Entrance to the deck from out side of entrance door or from sitting room to deck. Entrance room and deck facing main road or street to the house. I want to renovating by converting deck to be including in my sitting room, and creating ramp for my handicapped mother.
Looking to extend our kitchen as well as add a small family room/mushroom where our existing deck is. We'd like to move the powder room that's behind the kitchen into the new area. We'd also like to add a small sloped roof office over the garage. This would replace the existing 4th bedroom upstairs that we'd like to conver into a master bath and closet.
For the back, we'd move the new deck along the back of the house and add sliding doors from the dining room.
At the front of the house we'd like to enclose the entryway and add a front porch along the front of the house.
I have a two storey house with a walk out basement. From the kitchen and family room is a deck. I would like to make the deck as a living area by enclosing . The area is approximately 290 sqft. Below the deck is an open area which i would also like to enclose to make my walkout basement bigger. I would like to have a washroom and a bed room from this . I think the area is also about 290 sq ft. I am looking for a contractor that will do the project which includes making the design and applying for the building permit. The property is in Mississauga.
My parents are building a two level addition to their existing detached backsplit. The addition will have a leveled roof, front balcony/terrace and 2 back balconies.
My parents are seeking a contractor/company who is able to explain things to them, and understands that their satisfaction is top priority. They have a MODEST/conservative budget and are looking for someone who knows how to score deals to help save where they can.
A good candidate will realize they have worked their butts off to earn the money and equally as hard to save it and will spend it wisely, not frivolously....
My parents realize that this is people's livelihood, however they do not appreciate people being shady or scamming.... If you quote a price that my parents are agreeable to - it is expected it is honored and not this huge amount allocated to "miscellaneous" that you can't explain.... I realize integrity is in short supply nowadays - so if you're not sure about this attribute - do not contact me because we will be wasting each other's time.
My parents are looking for TWO quotes:
(A) ONE that includes the entire exterior ONLY (including all 3 balconies, materials, etc, divided into what is allocated to labour for what trades, demolition and it's related costs and materials like bins, and what is allocated to external material for finishing like stones, stucco-- assuming if you have access to materials and etc. or indicate if materials is something you expect us to find on our own)
(B) ONE that includes all exterior above quote, and all interior (this should include separate categories for trades as well, ex: how much for plumbing, electrical, carpenters, etc
IF YOU DO NOT PLAN ON INCLUDING THE BALCONIES in your estimate, or say you don't do balconies -- then please don't contact me.
I'm going to repeat that they worked hard for this dream and saved and sacrificed hard for this at their ripe senior age, so aside from your competencies, they need to feel heard, respected and confident you all have the same understandings because it is too late once we start smashing and building; so I would expect that if you are being asked to explain something, you try your best to explain in a way that your clients would understand. I emphasize this because of prior negative experiences of people ASSUMING to do something the way they want verses the way my parents want! So, it is an asset to not be afraid to ask questions! If you're unsure about something, or just want to double check it is the way my parents want something before doing it, it would be a much smarter move than just guessing.....
They feel it is too close to winter to start now, but are considering a start date of the earliest possible point in Spring 2015. Once you start, they are looking for someone who can jump full in as they want it up as fast as possible (without going over budget) as living arrangements during that time will not be ideal - but also because we don't want problems with neighbours and want to avoid potential problems from exposure to weather elements.
If you've read all this, and still want to contact me, CONGRATULATIONS! You've lived through the first level of screening and weening out!
This doesn't cover options to load the plans, so that will happen after contact. We have all plans, approvals and permits. Through their architect, they put a $1000 deposit on a company providing the trusses, however if you can match/beat that price and it is worth my parents to lose that deposit, they will consider this.
I would like to do Addition at back of my home from Basement to second level its 3.17 M x 10.31 M. Basically it involve new kitchen on ground floor and 2 new washroom & laundry room involve on 2nd floor. I have the city permit & drawing if anybody interested please let me know.
We have a bungalo, 3 bedroom, side split.
We have 2 kids and are planning for a third. We are entertaining the idea of building a second floor so to put 4 bedrooms upstairs and open up the main floor to make more room.
We would be looking for a complete package; design, architecture plans, permits and build, all included in one price.
Please provide previous projects you have worked on including photos. Ideally you can also provide your company website. Referals are also appreciated.
We are also open to other design ideas that may be more cost effective but still provide the 4th bedroom.
Planning to build out into the Backyard attached to 2 Storey Home in Mississauga, ON. Need to find out cost and feasibility of this project. The addition needs to be 15x15 on the ground level and on top. The Addition will need to be heated and electrical provided. The current Heating and cooling systems should be able to handle the extra load. Just need to provide a couple of vents.
The backyard is not completely accessible for a backhoe or anything and need to understand how this would work as well and to figure out what are the additional costs (ball park) to go with this situation.
