We presently have a 2-car garage attached to our bungalow home.
We are interested in tearing down the garage and rebuilding as a 2-level unit: workshop on the ground level and loft/open-space for an office on second floor.
Once construction is complete, we will refinish outside exterior to make home/garage uniform in look.
Keys desire is to have addition that is spacious and enjoyable to work on both levels.
We are, owners, looking for the builder who can renovate/upgrade our bungalow to 2-storey house. Just need to add the second floor on top of the exist dwelling, while keeping everything below (first floor, basement) unchanged. Maybe, increase the main floor's height to 10 ft (from 8 ft), if it's technically possible. Total area (one floor area) is approx. 1240 - 1250 sq.ft.
We need everything done, from drawing, getting approval & building permit, to completing the project in 2018.
We would prefer a contractor who can finish the job well and as fast as possible, within 6-8 months.

We have recently just received our permits from the city and are now looking for a reliable builder to help us bring the drawings to reality. Its a complete gut job and a small addition to be added on top of the garage. Our home is Approximately 1200 sq/ft at the moment. Now the drawings for the second story and back addition will be completely modified as we will not be adding behind the garage and nor will we be raising the roof.

Planning to do a 1000 Sqft extension on back of house to include kitchen and family room with wet bar; mudroom/laundry/powder room to be added at converted garage side entrance. Second floor will be master bedroom with ensuite and walk in closet. Closets will be added to existing bedrooms as well as a linen closet. Additional basement space will be dry-walled.
Property size is 51X110 in Etobicoke.
Curious as to square footage cost with medium to upper medium fixtures/appliances.

We are looking to build a second floor in our home. We currently have a bungalow and are looking to get a second floor. Our area has a lot of re-builds and/ or extentions so it's not a new concept. We just bought this home and are obviously on a budget and are happy to do some of the leg work ourselves, but want it done very well. Our main floor is approx 1600 sq feet. Our basement is also finished. The lot size is 60 * 160.
I need someone to do a new additional (second) floor on the existing house. This should include the new framing, roof and shingles. Also, I am planning to add an additional wall to the existing garage and make it wider. There will be a room on top of the garage. Blueprints are available. Please note that I am looking for help for the new construction (frame) and roof only.

we're looking at adding a second floor to our detached bungalow ( located around lakeshore blvd & Islington) & have had the designs & working drawings completed. (Have applied for a building permit). We'd like to being the process of getting formal quotes from builders/ GCs for our area based on the drawings. (b) Tentative start date - looking to begin in Fall ( Sept/October or early winter)

We are considering putting a second story on our 900 sq ft bungalow in south etobicoke.
We are looking to see what this would cost as Pricing seems to vary dramaitcally depending on who you ask. So I'm hoping to get a better grip on the costs.
The land survey and city variances have been completed and approved. We have not applied for building permits yet
We are looking to add a second story. Removal of current roof. 3 bedrooms and two bathrooms on second floor. Electrical, HVAC and plumbing will have to be extended to the second floor. the second story addition will be exact dimensions of main floor, with maybe a few feet canter-leaver on back of house.
A complete gut of our current main floor and redesign. There will be plumbing, hvac and electrical relocation on main floor. Also our main floor joists need to be leveled as they are currently slanted.
I know that the cost varies depending on the fixtures we decide on, but let's assume average prices for sinks, toilets, door handles etc.
A rough estimate on the cost for the above work would be a great help in us deciding if and when to go ahead with this build. We are also looking to know how long something like this would take?
The plan is to start the build April/May 2019. We would like to have chosen a builder by this summer so we can make arrangement for alternative living arrangements during this time.

We have 3bdrm bungalov with 4th bdrm on split level above the garage with approx total of 1,250 sqft. Our plan is to level the 4th bdrm and to build second story with 4 bdrms. We woudl like to develop end state building plan but to execute in phases.
First phase would be to build a second story shell. This would incluyde roof and 4th bdrm demolition, building floor, all outside walls and windows, new roof, stucco for both stories, and framing inside. We understand that it is difficult to provide the estimate without perhaps preliminary plan. Since just started with plannign we are looking for some high level estimates if it is even possible.

Expect change basement instead of crawl space. changes of current A/C and heating to accomodate the increased sq. footage. Reference required renovators and estimates. roughly add 1500 sq foot. Total gut to the studs plus an addition 2 storey(30ft wide x 15ft deep). Keep the original exterior and replace everything else( roof, floors, kitchen. Finish with a high end house with 4 bedrooms and 4 bathrooms, plus proper laundry room and a wet butlers pantry, mudroom. Master bedroom with ensuite and walk in closet.
