The basement is in a new house 2 years old, would like to do the framing, drywalling, add a washroom, and a bedroom. Total area approximately 550 ft2. I have a rough plan of the area if needed for the price estimate. Will require a quotation for the entire work, or separate unit prices per square feet for the framing, drywalling,..etc. Plumbing of the washroom and electrical work is also required (assume plumbing for 3 piece washroom) and 14 pot lights. Framing will be against the concrete wall and to create the washroom and bedroom. Carpeting will be separate.
Please let us know if you prefer to inspect and quote.
-Basement in townhouse in Georgetown, Ontario needs to be finished
-townhouse is 5 years old
-simple floor plan - need to create walls for storage room and laundry room (both to remain unfinished) - the finished section will be one large rec room (approx. 400 - 500 sq feet)
-basement has insulation but requires framing, drywall and floors (inexpensive but durable laminate floors)
- basic electrical and lighting
-online estimates would be appreciated
-contact us to arrange on-site inspection for more detailed estimate
Just purchased our house in Georgetown - 2700 square foot on 2 upper floors....basement hasn't been developed at all!
There is a bathroom roughed in....ideally we'd like a bathroom, wet bar, playroom, bedroom (likely to require expanding the basement window for a safe fire exit though!), and a small fitness room. Depending on the budget there is a cold cellar that would be a great Wine Cellar!
The previous owner made a mess of the basement. We have concrete floors, unfinished kiln wood stairs, plenty of holes in the existing drywall, cutout holes in the ceiling and other small problems. We want the basement fully repaired (the drywall), two walls put up in the laundry room, laminate installed with baseboard and trim, and perhaps one basic shelving unit built into the one wall. We want the basement ready to be professional painted by the time you are done with it. We also have a second job for our kitchen (which is a small one). We need: cabinets replaced, countertops changed and extended, sink changed, dishwasher installed. If you have these secondary skills we are interested. We have a new baby and need to have these changes completed as soon as possible. Thanks!
Hello:
My name is Sergio and mu wife's name is Nery. We would like a quote for a basic finished basement project for a 3 year old Freehold Town House in Georgetown South. Area is aprox. 20 ft wide x 30 ft long (600 sq ft) and would like to include a family room and a 3 piece bathroom. Basement is unfinished and only basic materials preferred, no frills.
Thank you
Sergio
My 147 year old house has a finished basement with ugly stucco walls and ceiling with an unusable wood fireplae (exterior stack removed). I am looking for new windows, insulation, pot lights. Basement is currently two rooms approximately 26' x 21 interupted by a staircase. One half has a drop tiled ceiling, the other half has the stucco ceiling. Basement is dry with carpet over cement floors. Looking for TV room, possibly extra bathroom, ideally with fireplace. High efficiency furnace recently installed but large vents still used, would like to have them replaced with smaller ones. Staircase needs replacing also.
I am looking to renovate a bare basement into a self-contained 1 bedroom apartment with Kitchen, Gas fireplace, Bedroom, 4 piece bath and Livingroom. There is no side entrance, house is 12 years old, 900-1000 sq. ft. in the basement, laminate flooring in common areas and bedroom, ceramics in Bathroom, Kitchen and bottom of stairs.
I will be getting quotes over the next 2 weeks and want to start the project in Feb. 2011
I need my basement done ... Two year old end unit Townhome in Georgetown, Ontario. Townhome is about 2,000 square feet. I've estimated about 750 square feet of basement needs to be done. It's insulated from floor to ceiling currently. I would like one room like a great room ....for couch, table, large flat screen tv.....possible small bar with sink and fridge...want stairs carpeted over existing wood.....either laminate or decent grade carpet with some underpad for whole floor except bathroom......Want tiled bathroom with shower enclosed by glass door (standard glass door is fine)...I will provide vanity, toilet, sink, etc....bathroom roughed in.
Otherwise furnace hot water heater closed in.....and possible excercise room/storage room.....Need walls open at stairway....Install some sound insulation in ceiling.Pot lights in great room.....regular lights in bathroom and storage room.Install a phone jack and some cable jacks and some electrical outlets. all doors and handles and baseboards to match existing in home. All walls and ceilings to be dry walled, taped , sanded, primed and painted.Frame all walls with 2 by 4 wood studs.Lower heat ducts to floor. Add one cold air return. Do all plumbing connections for bathroom and possible bar.
Please see the attached word document with an approximate layout. The unfinished space (appx. 670 sq ft without utility room which will be enclosed only) is L-Shaped around an unexcavated area (garage). We will install a 2pc bath and walls around the utilities (furnace/hot water heater/water softener). To complete the utilities room, we will need the hot water heater moved. We also will install a simple wet bar (couple of cabinets with a sink and a bar fridge against a wall beside the washroom). We would like to discuss built-in units with the contractor, or at least design the space to accomodate one to be installed after the project is completed. There is existing insulation most way to floor level that we will have removed (to review quality of the walls) and replaced with new insulation. Sound proofing (Roxul safe and sound at a minimum) will be required for the bathroom/utility room and ceiling. Ceiling to be drywalled with recessed lighting. We will also have closets installed to provide storage in a mostly unusable area. We want the contractor to let us know what options we have for the location of the bathroom - the current rough in location, or whether it could be located near an existing drain (the alternate location would be where the closets are opposite the stairs in the attached word picture) from the 2 pc bath on the main floor). Laminate or reasonably priced cork would be the preference for flooring (except for tile in the bath and carpet on the stairs) all over dricore subflooring. For finishing, we would prefer wainscoting and crown moldings, but we may have this quoted as an option to do ourselves. The stairs are in the upper right of the picture but not to scale (couldn't draw them properly with the software). We show a wall at the bottom of the stairs that would require an intermediate landing on the stair with the bottom 3 steps moving left towards the cabinets. This would be an option level quote to help close off the area between the utility room. Building permit and all inspections are required and preferably to be coordinated by the contractor. Payment terms will be based on successful inspections. Please provide proof of insurance/WSIB coverage.
We have a 10 year old house (2350 square feet on two floors). We would like to get 3/4 of our basement finished in phases. We would like someone to come and do the framing. Then we have arranged to have the wiring done by a friend. Then we would like the ceiling and walls drywalled.
This is a job that could be done between other jobs.
The part of the basement we are finishing is a family room, bathroom and small office.
Please advise if you need additional information.
Thanks,
Alison
unfinished basement, 7 years old about 700 square feet. We would like steel posts, due to asthma and allergies with kids. basically walls on the exterior of the basement, open space with 2 steel posts and closet space for storage, electrical , with pots lights, ceiling tiles, carpet probably or other material and good sound proofing insulation with a two piece bathroom (sink and toilet, maybe shower( only if budget could accommodate. Also would like to have baseboards and crowning moulding to complete look. Would also like to maybe commence in the early fall.
I hope this is plenty of information to provide us with a quote and looking forward to a reply.
to be built , wet bar, about 6 feet going straight accross ending on an angle. the back to have bottom cabinets about 18 inches in depth to hold bottom , above glass cabinets with mirror and shelves in the middle of the two cabinets, the bar top not to be marble or granite. the bar itself would like to hard wood, not necessarily solid wood with trim, could be mdf with laminate on a tiled floor. hoping this is enough info for some quotes to be received. Would like asap . water supply already present as well as electrical . No plumbing required as it is in proper location.
Not looking for anything over the top maybe for sitting for at least three people.

Enclose furnace/water heater area
Remaining basement open concept
Long story short, my wife runs a home daycare, I was going to finish the basement, but we just had our 2nd child and I haven't been able to devote the time needed to the project before she takes kids back... We're just looking to finish the project to a point where it is safe for kids to run around... This job is time sensitive and would like it to be completed by Oct. 15th.
It's a 4 year old house, approx 800 sq ft basement, but the area that needs finishing is approx 600 sq ft. I'll work on areas that have been walled off another time (incl. the bathroom). I have prepped and framed 75% of the outer walls. That's about it. The job still requires additional framing, electrical, insulation, drywall, flooring, and some minor plumbing work.
I can purchase material if that helps the bottom line...
We are almost done renovating our basement. It is being made into a legal 2 bedroom apartment. We have been doing a fair bit of the work ourselves but it is taking too long and we need it done as soon as possible. What is left is a lot of little things - finishing the trim with Dap, installing a vanity light and towel bar/toilet paper holder in the bathroom, putting up a decorative column around a support beam, hanging 3 closet doors, installing 3 closet shelves and rods, repairing a small (approx 3"x7") hole in the ceiling, along with a handle of other misc small jobs. We are looking for someone to either finish the entire job or even a portion of it.
