I am looking to purchase a new home but it is too small..Would like to build a family room addition straight off the rear of the house (extending the dining area as well) I am looking at approx a 400 sq foot room. There is a deck that would have to be taken off the rear of the house and then re installed after the addition is done. My wife and I are purchasing a large older home in Niagara Falls. We are looking to include renovations with the mortgage financing. Contractor would have to accept financing conditions set by the terms of the lender to have a detailed project list with a post-completion inspection as well as payment upon completion. This project would need to be quoted on right away and work would start beginning of October.

I want an apartment in the basement, the main level as a one bedroom apartment, and a two bedroom apartment on the third level. I need someone that knows all the laws so that i can do this safely and leagly. I will need to know were firewalls need to be installed. Older home was a Five bedroom 2 1/2 single family home on Bridge street.I'm not sure about all the legalities for getting this done.
