We bought our house in 2012. It's a 1918 home that had a fire in 2006, was completed gutted and then rebuilt. Over the winter we have had cracks grow and new ones appear, all sprouting from our door frames on our main floor and then upper floor. We are looking for someone to come take a look at it and let us know what if anything, should be done.
Small 60-70 year old home with limited crawlspace. House inspection done but no mention of main beam compromise (2016) Structural engineer verbal indicated the beam may need repair or replacement (2017) Also possibility of other work in crawlspace as needed.
9x9 addition that needs completely redoing. Water heater to be removed by rental company and hopefully replaced by on demand water heater after completion.
We are the property owners. However please contact us by phone or email first.
I am looking to purchase a new home but it is too small..Would like to build a family room addition straight off the rear of the house (extending the dining area as well) I am looking at approx a 400 sq foot room. There is a deck that would have to be taken off the rear of the house and then re installed after the addition is done. I am just trying to get an approximate cost per sq/ft to get an idea if this would be feasible or not.

Dear Sir or Madam,
I need a serious remodeling management company able to fully renovate a home situated in Niagara Falls, NY at only 1.4 miles from the rainbow bridge which is the link to Niagara Falls, ON and Canada.
I am ready to organize an appointment in order to show you the building so that you can make a realistic estimation.
Thanks in advance for your expertise.
Replace existing interior wooden handrail, newels and wooden spindles with new wooden handrail, newels and metal spindles. House is a side split and has a flight of stairs up and down from main level. Approx.
15'-6" of handrail and spindles to suit plus 4 newels. Stairway is carpeted on both flights with a total of 9 stair treads and a landing requiring spindles.
My wife and I are purchasing a large older home in Niagara Falls. We are looking to include renovations with the mortgage financing. The top priority would be to completely renovate the kitchen with a new design, new cabinetry, etc. The second priority is to finish the basement which has been started already (walls are up and electrical and insulation added - floors, drywall and ceilings not started). We would like the main room to be a home theatre, and we would appreciate ideas for the other two rooms (the home already has 5 bedrooms) The third priority is to renovate the two main bathrooms. One has a claw-foot tub which needs to go and the other was poorly constructed in the basement and needs help. Finally, the fencing around the property is missing and in need of repairs in other parts. Budget is in the $20-40,000 range. Contractor would have to accept financing conditions set by the terms of the lender to have a detailed project list with a post-completion inspection as well as payment upon completion. This project would need to be quoted on right away and work would start beginning of October.
Looking to have the following done to my house, some or all:
- new roof (strip and re-shingle)
- install new tub and shower combination
- new bathroom door (hollow)
- ceramic tile bathroom floor (approx 20 sq. ft)
- new front entry door
- new front window (bay window possibly)
- install new kitchen cabinets, counter and backsplash (one-wall kitchen; approx 8 feet wide)
- lay sod in backyard
- remove/repair/or build over concrete steps and create porch or deck of some kind
- build small fence with gate at one side of house (approx 6 feet long?)
- remove partition wall and put in island/seating bench of some sort to create open concept but not lose seating (kitchen)
Details of house: This is a small war-time house. House is approx 750 sq. ft. Therefore, looking to have the work done on as low of a budget as possible, as resale value will only increase so much in this area for this type of house. Lot size is 40x100.
All new flooring. Removal of wall to expand kitchen, pot lights throughout main floor, resurface fireplace with built ins on sides, kitchen install and plumbing relocation. Gas line relocation, 3 bathrooms to be completely updated, removal of popcorn ceiling on both floors. And more.
We are in the planning stages of renovations to our home and are looking for "ballpark" estimates on various renovations so that we can decide how to spend the money we have budgeted.
Project options include:
2nd Floor Bathroom Reno
Covered Front Porch with cold cellar underneath
Addition (either above garage for ensuite and additional bedroom OR family room/office/mudroom)
Basement Reno (including bathroom)
Redoing of main staircase and railing
Typical L shaped living/dining room set up with kitchen walled off from living room and open to dining room. Backsplit. Remove the walls separating the kitchen. Tape and mud to finish. We can paint it ourselves when we repaint everything else.
Also remove carpets and linoleum from all rooms (bedrooms, living/dining room, lower rec room, kitchen -- leave bathrooms untouched -- about 1165 square feet combined).
We wish to have the bedroom wall between two bedrooms removed and finished off. The wall is approx. 10-12'. There is carpeting in both bedrooms up to the wall in question. There is cold air return vents and cable connection. The floor between the two bedrooms that is exposed can be accented with a strip of wood to suite to make up the gap left by the wall. The walls and ceiling will have to be finished. Purpose is just to make one larger room instead of 2 smaller ones.
We live in a Heritage Tudor house, a lot of the beams on the upper section of the house are either rotten or have squirrel damage, they need to be removed and replaced. They beams will need to be painted with primer but not a top coat. We are hoping to have the work completed within the month if possible.
Complete Kitchen Renovation - Galley Kitchen approximately 10X9 requires new cabintry and lighting
3 floor townhome requires complete painting and flooring - 2 bedrooms (17x12, 8X12), Dining and Living room (20x10), Recreation room (20X12), 2 bathrooms, 2 hallways and 2 flights of stairwells. Flooring requires quote on hardwood throughout and carpeting in partial recreation room (10X12).
Considering installing pocket doors or sliding doors between Dining and Living room - need quote
Would like the work done by Christmas (if possible).
This home is clear of all furniture except kitchen appliances so there is nothing to work around !
I want an apartment in the basement, the main level as a one bedroom apartment, and a two bedroom apartment on the third level. I need someone that knows all the laws so that i can do this safely and leagly. I will need to know were firewalls need to be installed. Older home was a Five bedroom 2 1/2 single family home on Bridge street.I'm not sure about all the legalities for getting this done.
