We bought our house in 2012. It's a 1918 home that had a fire in 2006, was completed gutted and then rebuilt. Over the winter we have had cracks grow and new ones appear, all sprouting from our door frames on our main floor and then upper floor. We are looking for someone to come take a look at it and let us know what if anything, should be done.
Small 60-70 year old home with limited crawlspace. House inspection done but no mention of main beam compromise (2016) Structural engineer verbal indicated the beam may need repair or replacement (2017) Also possibility of other work in crawlspace as needed.
9x9 addition that needs completely redoing. Water heater to be removed by rental company and hopefully replaced by on demand water heater after completion.

I am looking to purchase a new home but it is too small..Would like to build a family room addition straight off the rear of the house (extending the dining area as well) I am looking at approx a 400 sq foot room. There is a deck that would have to be taken off the rear of the house and then re installed after the addition is done. I am just trying to get an approximate cost per sq/ft to get an idea if this would be feasible or not.

Replace existing interior wooden handrail, newels and wooden spindles with new wooden handrail, newels and metal spindles. House is a side split and has a flight of stairs up and down from main level. Approx.
15'-6" of handrail and spindles to suit plus 4 newels. Stairway is carpeted on both flights with a total of 9 stair treads and a landing requiring spindles.
My wife and I are purchasing a large older home in Niagara Falls. We are looking to include renovations with the mortgage financing. The top priority would be to completely renovate the kitchen with a new design, new cabinetry, etc. The second priority is to finish the basement which has been started already (walls are up and electrical and insulation added - floors, drywall and ceilings not started). We would like the main room to be a home theatre, and we would appreciate ideas for the other two rooms (the home already has 5 bedrooms) The third priority is to renovate the two main bathrooms. One has a claw-foot tub which needs to go and the other was poorly constructed in the basement and needs help. Finally, the fencing around the property is missing and in need of repairs in other parts. Budget is in the $20-40,000 range. Contractor would have to accept financing conditions set by the terms of the lender to have a detailed project list with a post-completion inspection as well as payment upon completion. This project would need to be quoted on right away and work would start beginning of October.
Looking to have the following done to my house, some or all:
- new roof (strip and re-shingle)
- install new tub and shower combination
- new bathroom door (hollow)
- ceramic tile bathroom floor (approx 20 sq. ft)

We live in a Heritage Tudor house, a lot of the beams on the upper section of the house are either rotten or have squirrel damage, they need to be removed and replaced. They beams will need to be painted with primer but not a top coat. We are hoping to have the work completed within the month if possible.

I have a room on the back of my house that needs to be removed and hauled away with everything that my be underneath it and a new room added in its place with proper footings and similar design with windows on three sides. The ceiling, walls and floor will be insulated. While removed I have a couple of soffits to be replaced and the peak of the house to be strapped and siding applied and cosmetic touch ups. The current room is 23 x 6 on the outside. Need to include all permits, location services, insurance, workmans compensation, etc.. The house is on a mutual drive so bin must be located beside the garage on my property and a porta pottie.
