Design and renovate. The basement is was finished with a very dark wall panel material ( from the 70's? ).
It's been painted a dark burgandy. The floor has a meidum/dark browm carpet and the ceiling tiles have been removed so the ceiling beamd are visable. IT also has a dilapidated wet bar. This room is about 22' x 15'.
It also has a large furnace room area which has concrete and block walls and a concrete floor. Its about 22' x 9'. We want to devide it and relocate thelaundry room to that location.
Off the furnace room there is a cool room about 22' x 5'.
As well, off the larger room there is a room about 12' x 10' which has a small two peice wash room in one corner. This room also contains the laundry area and has a concrete floor.
Finally off this room there is another large room about 24' x 12' with a concrete floor. It has been partially finished( walls and ceiling ) but the wall board is very rough, not sanded or painted. It has a concrete floor.
We want to upgrade the entire basement which will include installing a three peice washroom with a shower. We may want to devide a room by putting in a wall and a door in an existing wall.
Property description: This strip plaza is located in Welland, Ontario. It is a one level building with a small second level on the middle. Big part of the building also has overhang along the front site. The front line is not a strait line and has corners. The age of the plaza is over 50 years.
Project description: We need to build up the front of the plaza to modernize its look. It is not a constructional addition. You will need to come up with a design and all specifications of this addition. The design may include some tower like structures. The build-up should be finished with a stucco. New sign will be required afterwards, but not necessary as part of this project.
I have an enclosed room on a deck. It's approximately 26'x10' (260 SF) It has two windows, an exterior door plus a door into the house. Currently the floor is just decking and the walls are plywood with no insulation inside (I don't think so anyway). The roof hasn't been insulated either.
I want to make this part of the house, heated, insulated, the whole nine yards. I also want to move the french doors that are going from this room into the house to the exterior leading into the backyard. This would involve cutting a bigger opening than what the current exterior door is. I also want to add a large window 5'x3'-6" roughly.
To all General Contractors, this is a unique opportunity where I am looking for some help to finish a detached garage and also install a laundry room. Here is what I am looking for:
Garage:
- Currently unfinished and only showing wooden beams inside
- It is a 1.5 car garage, will need to replace garage door
- Foundation is uneven and will need to be leveled
- Will need to put insulation and put up dry walls
- Will need to install shelves for the handyman
- Currently has one electrical outlet and need an electrician to rewire to put in additional outlets; will need to install an electricity monitor in order to track hydro use
- The end result is a decent garage that I intend to rent out to contractors or people looking for extra storage
Laundry room:
- Currently stripped to the wooden beans
- Will need to install plumbing and proper electrical
- Will need to finish flooring and walls
- The biggest challenge here is that will need to install heat to prevent pipes from freezing, house currently heated by boiler system.
Over the years seasonal weather patterns have created the ground to shift.Tenants have vacated to fix the foundation on stilts. Floors can now be open from the the ground floor (No Basement) to fix issues. Once the new stilts are in place the skirt will have to fixed.
Also need to go considerable renovations including rebuilding a bearing wall, plumbing, electrical, drywall, kitchen, paint, flooring. A single contract can be given to a GC or broken down.
We recently purchased a new home and are looking to do a full renovation, but possibly in phases depending on the cost. The main floor of the house is approximately 1200sq. ft. with an open concept kitchen, 1 x 4-piece bathroom, 3 bedrooms and a tiled entryway. The lower suite in the house is also about 1200 sq. ft. has a second kitchen, a 3-piece bath and three bedrooms.
On the exterior there is a fence to be replaced, a large amount of tree/landscaping removal and redesign and some existing wood decking around the pool to be replaced (preferably with flagstone or similar).
We would like the interior to have energy efficient/midrange finishings - tiled floors/showers, stone countertops etc. At this point we are looking for someone to help us with ideas and give us estimates of costs. We plan to begin the project in the immediate future.
Please be prepared to provide telephone numbers of references and applicable proof of insurance, business licenses etc.
I have an approximately 10 x 20 in garage where the upstairs loft looking to converted into a one bedroom unit I’m in the city of Welland which does allow accessory buildings to be converted into residential units this is a detached garage currently has electrical but no plumbing I would need someone to have a look at it to make sure that it is able to be renovated if not then then I would like to get a quote for demolition.
I have an approx 20 x 24 foot garage loft that is unfinished right now. I'm looking to renovate it to a liveable space. I would like a 3 piece bath installed and a wet bar. The roof needs to be raised up at least 4 inches and insulated. Windows, possibly a balcony. Radiant heat flooring so no duct work needed.
The job entails adding a full kitchen with island, gas line for stove, full renovation and enlarging of 3 pc bathroom to 4 pc with walk in shower, extending/moving and adding walls, insulating for sound in ceiling, flooring, drywall, trim, lighting installed and painting. The outer walls are currently framed insulated and vapor locked. There is a level dry basement floor and there is a walk out.
I am looking for quotes on making my main floor open concept, knocking down a couple walls, putting in 2 pillars. Then I would also like to have my flooring re-done, rip up ceramic tile and put down laminate. The main floor is roughly about 400 sq ft.
I also am looking at getting 1 to 2 sides of my fence reposted and am currently looking for quotes on that too. If you have the ability to do both, I would prefer to give one person all the work, however, will separate if need be.
In the main floor their will be some work around a load baring wall, which I am not sure which one is, so have knowledge of this, and prefer someone who works with an engineer as I want this done properly.
Thank you,

I am looking for a general contractor to convert an existing triplex to a 4-plex in Welland. The property is currently in good shape overall but in order to make the 4-plex conversion, the basement will need to be renovated and brought up to code.
Renovations include:
- fire code the mechanical room and shared laundry area
- kitchen to be installed in the basement to create a bachelor unit
- electrical may potentially need to be upgraded as it is currently 60 amps
- separate entry for basement already in existence, but will need to be reconfigured for shared laundry area
A little bit about myself, I work in St. Catharines and a professional real estate investor. I am looking for a reliable contractor and potentially long-term partnership for additional projects I may have.
Thank you.
I am looking for a general contractor to help with converting a current triplex to a 4-plex. The property is currently in good condition and currently operates as a triplex (2 bedrooms on the main floor, and 2 bachelor units upstairs). I'd convert the basement, which has its own separate entry into another bachelor unit.
I am looking for somebody who is familiar with the building code and will convert to a legal 4-plex unit. Some specific details:
- The basement is already finished but will need to be brought up to code and add in a kitchen
- The laundry room will require proper fire code renovations
A little bit about myself, I am a professional real estate investor and work in St. Catharines. I am easy to get along with and looking for potential long-term partnership on future projects.
Thank you for your interest
