Hello, I am looking for someone who can remodel the staircase in my home. It is, I think, the original stair in an old home with two additions. It is unsafe and weirdly designed. I would like the wall in the living room opened up at the same time. In the downstairs bathroom I need the floor leveled, toilet replaced and tiles laid down. I have all of the materials on hand for this job. Also, I will, eventually, need someone to put hardwood in the upstairs hall and two bedrooms. I had a contractor who made a big mess. I have filed a BBB complaint and had no response. So...there are some things that need to be fixed but I may not fix them due to the cost of doing jobs twice.
I want to have a wall separating my kitchen and dining room removed. The wall contains 3 heating ducts + 1 cold air return which will need to be re-routed.
Removal of wall, adding beam plus necessary support + finish drywall/minor electrical.
Contractor will need to be able to complete entire job (i.e necessary drawings/permits).
Must have experience with removing load bearing walls + have references.
I live in the Civic Hospital area; house was built in 1942. Off our kitchen (which was added in the 1960's) was a small, uninsulated, enclosed porch, deck and stairs leading down to the backyard. Parts of it were in quite bad shape so my wife and I decided we should tear it down and replace it with a small cedar deck with stairs leading down to an existing flagstone patio. I decided to tackle the project myself, with the help of some friends here and there, but we discovered some unexpected problems during demolition:
- The roof of the porch was tied into the roof over the kitchen. The concrete lentil over the door was not secured and the bricks above it were removed when the porch was constructed
- The floor of the porch was tied into the joists of the kitchen floor (cantilevered), with parts of the foundation removed to make the connection
I still want to build the deck myself but I realize I need professional help before I can start that. Here's what we're looking at:
- Masonry - to replace the lentil and brick above the door and to repair the foundation once the joists are removed
- Roof - repair / replace fascia, soffit, eavestrough, ensure flat roof over kitchen is properly sealed
- Electrical - installation of two exterior light fixtures (interior switch already there)
- Debris removal
Overall, it's not a huge project but we do need this repaired properly as soon as possible.

I would like to remove part of the wall dividing the kitchen and living room. I believe this is a structural wall as it is just above an i-beam in the basement.
Above the kitchen there is a washroom and above the living room there is a master bedroom.

I'd like to have about 2 feet removed from a non-load bearing wall, and have another wall opened up (creating a half-wall). This will require touching up the hardwood floors and removing the popcorn ceiling in the affected area, as well as the carpentry related to the actual wall.
I have the builders floor plan that confirms that the affected walls are not structural.
The wall we are planning to remove separates Living room and family room it is 12' long, 10' ceiling, there is one drain pipe from upstairs bathroom and a vent going through it. there is a metal post on the basement right below the end of the wall. we would like to know if this is doable and how should we go about doing it, are there any reliable contractors in Ottawa whom we can trust to do this work for us, and how much would that costs us.

We are in Ottawa and we have a hall on the lower level used for hall rentals which is overall in run down shape. We would like a no cost no obligation estimate to pruce it up and overall make it look better. We have one washroom in the hall and two in the basement but the basement ones need to go! The upstairs apartment is roughly 500 sq ft. The house used to be a duplex, so the plumbing for the kitchen is already in place. We want to install a new Ikea kitchen (or some other economical option). We also want to replace the flooring for the upstairs. Currently it is a mix of vinyl and carpeting. We want to replace it with hardwood and ceramic. Lastly, the upstairs and downstairs need to have separate entrances, so some drywalling and two interior entry doors will need to be installed. We may also want to add an in-suite laundry upstairs, but this is lower priority.
I am currently opening up a new business and need renovations to the location. For the location I will need a drop down ceiling of 1200 square feet, about 137 feet worth of Drywalling to create 6 rooms, and standard electrical work for those 6 rooms. I was wondering how much this type of work would cost on average and how long it would take to complete. Any information you can give will be greatly appreciated. Currently the location has concrete floors but will have laminate hardwood when finished. The height of the walls should be 8 feet tall and all 6 rooms should have pocket doors.
We are in need of some repairs in different areas on the exterior of our home. A flashing sitting on the foundation wall on the side of the house needs to be replaced about 25 Feet. Also flashing on top of stone face wall about 2 feet and another 15 feet water is has been getting into the walls. These stone walls also need drainage holes put in. On the roof a piece of fashia is missing on one corner edge. There are some masonary repairs to do on the foundation corners were the flashings did not cover. My house (1957) is located on the Experimental Farm in central Ottawa. It is lined with one 100-ft line of cedar hedges (with 60 feet of faster growing non-cedar hedges) at the side and another 50-ft of cedars at the back. Both grow along a 3-foot wire fence. The cedars grew to 10 feet, and were then trimmed down to 5-6 feet. The tops of the cedars (previously the middle) have become bare in spots, and there are some dead stumps. I'd like to know what services can be offered in terms of removing the old hedges and replacing with low-maintenance cedars.
I have an extension on my house that is presently my kitchen. Side of the kitchen is supported (or not supported really, hence the need for replacement) by two posts that are not deep enough and the kitchen is "moving" due to season changes. I have a structural engineer report and recommendation of what needs to be done.

We need a sill plate and rim board replaced and possibly the bottom plate of the external wall above. The damaged rim board is a 10' 1" 1.3E TimberStrand LSL with a 9" depth. sections of the subfloor under the wall have rotted out as well The house was built in the early 2000's and uses a tji engineered flooring system. We have already gotten someone to replace the patio door in October but they are not able to do these repairs.
Shrink a bathroom, move the washer dry and install a patio door. I need help making a awkward back room into a dining area that opens onto the deck. The room will require a full bathroom reduced to a half, and move the washer/dryer to the back of the room. Electrical for bathroom light and exterior outlet, plumbing to move washer, ducting for dryer, moving a (probably) load bearing wall, enclosing the washer dryer in a closet and opening a wall to the deck for a patio. If there's an appetite for gas work, possibly making the dryer a gas line. Looking for completion by the end of August.
