I'm looking for someone to come in and construct a pergola and deck (this will include some grading adjustment). I've attached a CAD design for both the deck and pergola. with preliminary dimensions for your estimate.
The pergola is from a set of plans modified to suit our yard. The plans will be provided to the winning (we had to pay for them and they are copyrighted so they will not be distributed during the estimating process). The pergola does require a building permit from our town.
The deck has been designed by me using available literature. Please feel free to comment on the design and highlight the need for any changes in your estimate. I do not want the deck to be higher than 2' from grade. This will avoid permitting for the deck and allow us to place it closer to our property line (We have already discussed this with our permitting office). In order to keep the deck at a minimum distance above grade some minor excavation is required.
Posts for the pergola are to be mounted on post anchors that are set in a concrete sono tube to avoid frost heave and allow for replacement of individual posts.
The pergola is constructed with 6x6 posts and 2x6 for the >98% of the remaining structure. The deck has been constructed of 2-2x10 beams (one 3-2x10 beam) and 2x8 joists on 16" centers with 5/4x6 planking. You will propose any addition sono tubes in addition to those needed for the pergola to support the deck and include it in your estimate. Beneath the deck the grass is to be removed a weed barrier laid and appropriate fill provided.
Your estimate should include all costs broken out (i.e. estimates that are lump sum will not be accepted). Please estimate based on PT wood with and adder for cedar on planking and pergola (joists, beams and any additional posts will be PT regardless of the final decision).
The backyard is accessible via a double gate that should accommodate a bobcat etc. The photos showing the pergola and deck on the actual yard should be correct within a couple of inches on grade. The best (not necessarily cheapest) estimates will be selected to come for a site visit if necessary to further refine the estimates. Your initial estimate should be plus or minus 15% of total installed cost (TIC). You may send me an e-mail with a request for any additional information. Any estimates that cannot guarantee a plus or minus 15% TIC should state the reason why.
Need a second storey end to end deck (have a walkout basement) that is approx 12 ft X 39 ft. the width of the house is 35 ft. and the 4ft extra is for the stairs coming down along the side of the house towards the front area. May need another small landing depending on the number of steps, but it may be okay without as it will be going towards the opposite of down slope grade
