the current extension can easily be torn down and is currently a back entrance and pantry, square area is approx 12ft x 6 ft, age of the house is 90 yrs, the addition will be done in the with the most economical materials, aluminum siding, I would like the entrance way to be simply tiled and enough for coats and shelving or cubby for baskets (hats / mitts / sporting goods). the 3 piece washroom again will be done with the most economical materials and have toilet, sink and shower.
There is no foundation under the current extension so this would be required.
This would be the first major renovation to a semi detached circa 1920's home since being purchased in 2003. The converted third floor attic has two small dormers, one bedroom that is used as a storage closet, a four piece bathroom, and a closet that houses a washer & dryer. The renovation would turn the entire third floor into a master bedroom complete with en suite bathroom and moving the washer & dryer to another part of the house (ideally second floor). At the same time there are a number of other aspects of around the home to also address.
The following are a number of problems with our third floor:
1. Ceiling is slanted - as a result, about a third of the floor space is cut off and usable only as storage. At its lowest point it is about 2 feet, at its highest it is well over 10.
2. Temperature - the entire third floor is too hot in summer and very cold in winter.
3. Poor ventilation - there are no roof vents on the third floor and no air flow.
4. No sound barrier between semi detached side - as this is a converted attic there is little separating the two homes at this point. Sound carries quite well between the two homes.
5. Poor HVAC - while both the furnace and air conditioner are old, of the three vents only one works properly, one has little air flow, and the other has none.
6. Old skylights, minimal insulation - there are three skylights of various sizes along the third floor. They are all old and need to be replaced. One of them also has a leak that runs along one of the roof joists.
7. Narrow stairway to third floor - the stairway from the second to third floor is quite narrow (about 26 inches).
8. Floor is noisy - footsteps across the entire third floor carry to the second floor. Converted attic and old house don't contribute well to this but is something we'd want addressed.
9. Dormer on the addition - this dormer has a little non-functioning window. On the other side of this window is the third floor bathroom.
Third Floor Renovation Ideas
Master Bedroom
1. Restructure roof (no slant) and increase overall height, would allow us to reclaim the floor space.
2. Closet/storage space (for clothes and other things that need to be stored).
3. Built in storage space for books and drawers.
4. Work desk
5. A lot of natural night (i.e. large floor to ceiling windows, skylights etc.); includes replacing the existing window.
6. New flooring (currently carpet, preferred hardwood or something engineered to last - we have pets).
7. Wiring for a TV.
8. Lighting, there are no fixtures just a plug controlled by a switch.
9. Use of solar energy in some capacity if possible.
Bathroom
10. Deeper and bigger bathtub (separate steamer/shower would be a nice to have).
11. New sink (maybe two).

1. Widen stairs to third floor.
2. Place for washer and dryer on the second floor (would require reinforced floor, stacked, need to put near the bathroom, and power for dryer.)

Exterior
1. Masonry repairs to retaining wall and steps leading to basement apartment.

From a budget perspective, we are refinancing our home for the first time and have some room but have no idea what a renovation like this might cost so we will be looking for options and alternatives. In terms of priority it is:

The measurements are 27sqf.

The area would be less to tile since the vanity and toilet cover some of the area but if you can give me the price to tile the bathroom floor and then give me a second quoet on what it would simply cost to remove the tub and install a new one.

The house is a semi, about 60 years old. The basement is nice and dry. We would like to install a washroom and pre-fabricated shower in the corner where the laundry facilities are. All the plumbing is there. As a matter of fact there is a sink where we would like the washroom and shower go. The estimated Size 4.5ft x 5.5ft. We like it to be as basic as possible.

130 year old house in Parkdale, Toronto. Renovation will be to the 3rd floor attic which was converted to 600sq/ft of livable space in the 1990's. Existing wood floors need to be sanded and restained to match hardwood on 2nd floor. Require a new layout to existing space to create a smaller bathroom with steam shower, two bedrooms, laundry facilities and a large closet. There is walk out deck from the third floor in need of a complete overhaul, as well, there is water infiltration from the deck into the second floor bathroom. The second floor bathroom needs new drywall from potential mold, and tiling in the shower and floor.

I'm looking for a contractor that can measure/install a glass partition/wall in my bathtub. The tub currently has an "L" shaped rod that I absolutely despise. I would like to put up a glass wall on the back side of the tub so that I can use a straight rod that doesn't sag.
The tub already has a tiled half wall on the back, so the glass would be installed on top of the half wall.

There are two quotes I would like. I had the washroom drywall removed (gutted) and found knob and tube wired into regular wiring. There is improperly capped wires. I need a new line from the box downstairs run to the second floor (inside or outside my home), the capped wires put into an accesible box and a plug unit moved approx 3 ft to the other adjoining wall.
I also have purchased porcelain floor tiles with the morter that I would like to have intalled. The room is 5 x6 approx. Needs to be leveled (torn out down to the original floor boards at present.
