We have an unfinished basement in a very old house in the old part of Waterdown. The main support beam of the house is a massive unfinished log.
When we purchased the house we had an engineer from Carson Dunlop perform a home inspection. He tested the support beam for rot and said it was fine but that we should look at installing an additional metal beam next to the original wood beam.
We would like to know how much doing such a thing would cost.

We would like a 20 x 20 detached garage built at the back of our new home. We would like a board and batten (sp?!) finish on the outside. Hydro service would be beneficial.
Inside we need the basement floor leveled out, a subfloor installed and premium underpad and Berber carpet installed. The area in question is approximately 630 sq. ft, and is currently covered with a stick laminate floor on top of cement.
If able to provide a written budgetary quote today as the bank is looking for estimates before our mortgage goes through, we would be extremely grateful.
We will be moving into a brand new build next July. We are deciding if we should allow the builder to finish the basement, do it ourselves partially or hire a professional contractor. The 3 piece bathroom would already be roughed in by the builder. We would need electrical done and drywall put up, mudded and sanded. We will paint. Ceilings would also have to be completed. Doesn't have to be drywall for ceiling. Can be something lighter and easier to work with.
The house is 2630 square feet. I believe the basement will be 1000 square feet. If you could give me an estimate of materials and labour per square foot, that would be appreciated.

Kitchen floor at sliding door has eroded (sunken) due to several years of water leakage at door. Sliding door has been replaced approx. 6 years ago. Outside brick eroded in few places -need sealed on outside and wood replaced on inside. Mice entered basement in the Fall - in a few locations - need insulation replaced (mice made nests). Want Laundry tub and new taps in basement.
Baby is on the way - looking to finish basement (framing complete, drywall provided) - all materials from Home Depot can be pre-purchased to lower costs. Additionally looking to have minor landscaping done in front and backyards (not a priority but will go to the handyman with the best bid - if the are interested).
