Complete backyard renovation; We began our backyard renovation but unfortunately do not have time to complete the project on our own. Corner lot so easy access to the backyard.
1. Fence - approx 60 x 100 feet and approx 7 foot fence - potentially with lattice.
2. Stone Patio - patio stones have been purchased (paver stones and basalt stairs). Area is approx. 40 x 20 feet. Area has been flattened and first layer of gravel has been laid out. Retaining wall has also already been build.

We are considering a renovation to the basement of our house to covert it into a suite. The basement is approximately 850 sqft. The work would include:
Renovation of the existing bathroom
Addition of a kitchen
Addition of 2 windows (possibly window wells)
Upgrade of electrical panel from 100A to 200A
Addition of a laundry room
We are also considering converting the carport into living space (likely into a 1 bedroom and 1 living room) for the sake of the suite, and keeping part of the basement for our own use as a living room. We are open to different heating options (electric baseboard heaters, nufloor, etc.)
The level of finish will need to be nice, but no need to be top of the line, but the person who will be occupying this space will own the space, and will not be a renter. Think: "after" picture on Income Property level of finish.

I am preparing my house to sell and need the following projects completed:

We have just purchased a home in North Vancouver, BC. We are interested in renovating a 2 level, 2400 sq ft home from top to bottom.
We are wanting to create a two bedroom basement suite on the lower level. It currently has a two piece bathroom and we would need to convert it to a full bathroom. The suite would ideally have its own laundry.
For the main level, we are wanting to go with an open concept which will require the removal of a closet and pantry (might be a supporting wall). We would like to renovate the current three piece bathroom as well as add an additional three piece bathroom.
The kitchen including the kitchen floor would be completely redone. The main level has hardwood floors which would need to be refinished. The bedrooms all need flooring. All the windows in the house would need to be upgraded. The house needs a new roof and gutters.
We don't get possession of the house until February 2012.
We live in Norgate and would like to convert our garage which is attached to our living room into a dining room. It would require electrical, raising the roof, flooring, 2 sets of windows and insulation. We would also need to knock down the wall between our living room and garage to make one open space.

looking to hire someone to create an opening in a load-bearing wall. I have a letter from a structural engineer that shares how the work needs to be executed.
the wall is 210 inches long, we are hoping to create a 106 inch opening (see attached for more details).
I am the unit owner. Undetermined if my strata requires a permit to execute the work at this time as they are deliberating their decision on this work right now.

We would like to remove the back wall of one of the mainfloor closets in our 25-yr-old townhouse; this would open up a currently-unfinished area under our staircase that could be used for storage. The project would involve removing the closet wall and finishing the storage area (insulation, drywall, flooring, etc.). Area of unfinished space is approximately 40 square feet. I live in an old house in North Vancouver. The living area is about 950 square feet with an unfinished basement (low ceiling). I am looking at doing some general renovations including kitchen, 1 bathroom, dining area (including exterior French Door to back deck). I also need exterior work done such as windows, siding, fencing, and new roof.
I want to get an idea as to what it is going to cost me as I have a set amount budgeted.
For May 19, 2011 (possession date of house) - ensure electrical is correct & up to code (suspect some plugs ungrounded, some hot/neutral reversals, one panel may be ungrounded) & plumbing is correct (kitchen sink not vented) & up to code, run power & gas for new w/d, take out stairs to ground floor & build closet in it's place for w/d on main, review envelope & drainage, chimney and skylights to ensure no pressing issues, fix whatever's of immediate concern, document all findings.
I want to install a hang board (for pull-ups, finger strengthening) in my rental studio. It has to hold my weight plus the hangboard (say 150lbs, up to 200 lbs maximum). Options are limited as I need some free space underneath and I attached 3 pictures (possible options). I need it to be solid as I don't want to fly back with drywall and board and break a rib, thus looking for some expert installation. Board is 58cm width, 15cm height and 5.8cm depth and made of wood (very light). Photo here:click here Above bathroom door. I did the poor man test with a thin nail for studs and I found that roughly above the vertical frames of the door the nail was only going through 1/2" and only for 7" vertical (from there to ceiling for another 5 " it was again hollow). Just above the horizontal frame it feels hollow (nail goes all through) and same hollow test results everywhere else. If the 2 spots I identified are okay then perhaps a wood board in between the drywall and the hangboard probably 32" long, 3/4" thick and 8" high is all that is needed.
2. Kitchen entrance - the divider wall on the left seems solid close to the edge (could not get the nail through), unsure if it will hold the weight though. On the right seems to be concrete (structural likely) so solid. Caveat is that the divider and the concrete beam do not line up (I reckon 1/2"" difference if not less). Some additional wood bracket will be needed to line them up.
3. In front of entrance door. It will have to push against the divider wall from (2) and bathroom wall assuming though it seems like a bit more engineering will be required to hang a wallboard in between.
4. Open to other suggestions that will keep the budget reasonable (I could look instead into a squat cage but feels like overkill for the little I need).
Looking to totally remodel our condo kitchen and bathroom and do painting and hardwood throughout our 1175 sq ft. condo. Kithcen reno would include, if possible (depending on costs and permitting/strata allowances) the repositioning of the kitchen sink to an a newly custom build island, repositioning of plumbing to accommodate a new fridge with water dispenser, moving stove and laundry ventalation systems, and removing one wall. would also like to replace and move existing cupboards and place backsplash throughout, new granite countertops and updated lighting. kitchen is approximately, 135 sq ft. Would like to lay hardwood floors and paint throughout 1175 sq. ft condo. For batroom #1 (8.5 ft * 5.5 ft not including stand-up shower inclosure which is 3ft*3ft); also looking to replace all floor tiling incorporate a second sink and a custom storage cabinet. bathroom #2 (8ft*5ft including bathtub enclosure) would like new tiling, vanity cabinet, sink and countertop, as well as bathtub/shower tiles. For livingroom would like to retile fireplace, replace mantel and update lighting.
Basement drains inside need cementing, bathroom built, reno main bathroom, kitchen update, front & back entrance steps replaced (cement). Kitchen flooring, drop ceiling in basement. some siding to be replaced. Basically a major update is needed.
The house is an 70 year old Tudor in Capilano, N. Vancouver.
