Experience with Project Management Companies

Looking to hire a project management company for a large scale residential interior refurbishment project.

Looking for feedback from contractors who have had experience dealing with 1 or more project management companies on what to look for to have the best relationship between us the project manager and the contractor.

Any advice?

Good afternoon,

You will require an individual or renovation company with very strong

people/interpersonal skills with the ability to have excellent scheduling to allow for a flawless timeline and quality finishing.

I can expand on this further but it is very achievable.

We recently gutted an entire bungalow as an example on the Yonge and finch area.

All tbat was left was the foundation ,outside bricks and framing.

The entire interior was gone.

We finished that project including all new plumbing,complete Hvac. interior Reframing

complete electrical.

new kitchen. 3 new bathrooms etc

ready for occupancy in 4 and had months.

I would need more details on the nature of your project.

Best thing is to check contractors subs reffrances to make sure your not going to be hung up and problems they might cause you.

Best thing for relationship between contractors

And project managers .

1 most important payments are set to benefit all parties.

2) have all customers informed about about plans, and time lines of contractors.

3) make sure customers understand the scope of work contractors will be performing

4) layout terms of extras before they happen.

Make sure nothing is paused without an agreed vpo or work order

Hi,

Fram Construction and Design ltd and Fram Commercial development Corp have always managed our own projects.

You simply have to find a contractor that is organized, is connected with architects and engineers. And has good sub-contractors.

A project manager is only necessary on very large projects such as apartment and condominium complexes. Or very large commercial projects.

Hi Sean,

It sounds like, you are the client, that has a contractor but are in need of a Project Manager?

If this is the case, look at a design build firm that controls the project solely. This avoids miss communication, sub-trade satisfaction and quality.

As an owner representative contracted for projects like this ask for project list along with references from previous clients & architects. How was it handled? Was it completed in timely manner? contract and change order management ?

For such project that you have... you do not have to hire an individual project manager and waste more money.....

You could just take your time to evaluate and hire the qualified contractor that will be acting as a general contractor and project manager at the same time

Yes , you must find a contractor who is licensed and has the necessary staff that can be resourceful enough to take care of the property. You also must ensure that various skills in trades that are needed are things regularly practiced by this crew. I am a licensed general contractor with a full team of skilled Tradesmen. Whereabouts is the property that you speak of?

we have completed 2 major buildings downtown hamilton and we worked floor by floor or unit by unit. so property management could still recieve thier funds. i would be interested in this job
