I would like to remove a load bearing wall to open up my kitchen, I believe there is plumbing and ducts in the wall, does the contractor takes care of all permits and drawings or do i have to do that on my own and how much in total will a job like this costs. I would like an estimation so i can have a budget in mind.
Entrance hallway remodelling.
I live in a small house in Mississauga. The main entrance hallway is very narrow and long. 3-4 feet wide and 12-15 feet long.
I would like to enlarge it towards the garage, that is next to it. But I have one car garage. That would be good to enlarge it one foot to be more spacious and to give a better look to the front entrance.
I need a good expert opinion so the wall between the hall and garage won't affect the main structure of the house and still the garage to by useful to fit one car.
I think a good inspection on the site would be recommended.
If the constructor will come on the site, would it be a free estimate?

PROJECT SPECS:
1. To convert two rooms (dining room and family room) in one open space (livingroom) by removing a wall and installing a supporting beam. Approx. span is 20.145 feet.
2. To remove a glass block insert and open the pass through with a finished ledge
3. To remove a portion of ceramic tile from the lobby area (at the staircase) to the back wall (French doors to backyard. (Tile will remain in foyer and kitchen.)

NOTE: We have chosen to established a key criteria list that contracting companies must meet in order to be considered for our project; we're asking that contractor location be in the West end of GTA , no more than 25 km from our location; be prepared to get a building permit in our city (Mississauga); AND the company must be incorporated with at least ten (10) years of active service. We apologize if these stipulations offend anyone.

We are evaluating options for a functional, modest and timeless renovation of the main floor with kitchen. We prefer to convert the enclosed kitchen into an open concept. Hello, I am looking to renovate the main floor of a typical suburban home (from the 80s) in Mississauga.
The approximate total floor area is 1250 square feet.
I am looking for the following
a.) combine adjacent laundry room, powder room and coat closet into one large main floor washroom (roughly 10'5 x 8'7) with large walk in shower (CURBLESS), 36" vanity and toilet.

Hello I have some work at my home that I wanted to get an estimate for.I needed to have a 5 1/2 feet wall right at the entrance remove, it's not a load bearing wall.It does have electrical switches that will have to be moved.There is also a trim around the small dining room wall and ceiling that I want removed and fix the drywall. I also need to have tiles from a small dining room and galley style kitchen floor removed and install about 550 square feet of hardwood floor in that area and the living room.Th.e back splash in the kitchen will need to be tiled as well Please let me know what the estimated cost would be and I need this work done ASAP

our mississauga house was built in 1977 but has never been updated. it has 4 bedrooms, about 2400 sq. ft not including the basement. our two upstairs bathrooms need to be renovated, our kitchen needs to be remodelled, its very small, the basement needs to be finished, and hardwood needs to be installed throughout. the mud room on the side also needs to tiled and some storage installed.
Our 35 year old home is located in Mississauga south. It is a sidesplit, approx. 2500 square feet. It is situated on a on a larger corner surrounded by a lot of trees.

We have a 40 year old home. Master bedroom had layers of wall paper that when we tried to remove, didn't peel off easily. We asked for advice from someone at a 'box box store' who suggested we oil prime and paint over. Sounded like a good idea at the time. Now, 8 years later, not so much. Seams are showing, drywall around window cracking (new windows installed), some paper is peeling in places. Room is approximately 15 x 15. (+ ensuite) We're not sure if paper can be removed without damaging wall - which is why we're wanting professionals. We would need either paper removed, walls prepped and painted. Or, re-drywalled etc. Workmanship important and also understading of tight budget contraints. Satisfaction would lead to future projects as same issue in daughter's bedroom. We would also like a quote on reno for the ensuite bathroom. We attempted to peel off paper - same issue. Potential removal of bathtub, replace with corner shower, new floor etc.
Hello; Purchased the property with my partner after my mom passed away. My partner got an excellent job in B.C Aug 2011, and will be there until Aug 2012. He was my handyman.
1. Clean eaves troughs and add two rain barrels. There are two eaves running the lenght of the roof in the front and back. Would guess them to be about 30 feet.
2. Snake neglected laundry sink in basement. Water still drains but too slowly. Install outdoor umbrella style drying pole.
3. Enclose existing front deck. Its 8 x 10 feet. What I want is someone to frame it and install poly panels on the roof and one side. I can do the rest. I can even make sure the materials required are at the site. I'll just need measurements.
I lived with an electrian and helped him and his plumber father with their work. Picking up supplies, lunch and site cleanup were my specialities.
What has to be understood is that we are considering possibly selling when our mortgage renews Sept 2013.
If we don't we will probably continue some inside upgrades.
There is also a garage. Its presently looks to be falling to one side. The timber used to build it is still in excellent shape. What it needs is new footings. The underground around here is very clayish. The garage is sinking. I am curious to see if it can be salvalged as it would not need building permits. The roof needs to be ripped off. Dirty job but I've done it. The rest is barn board. Some in pretty good shape some not so much. Perhaps if unlaid with tarp?
