I live in a three bedroom condo on the 5th floor in Mississauga (1000 sq ft) built in 1970. We need to gut and rebuild the main bathroom 4 pc. and master en-suite 2 pc. powder room which share a wall that is failing due to moisture penetration from the bathtub/shower. Must use Kerdi board and waterproof membrane to prevent future similar damage. We need to run a vent in a bulkhead from the bathroom to the exterior balcony for air circulation and steam removal.
Would like engineered hardwood floors throughout entire unit except bathrooms - with noise reduction for the neighbours below us.
The kitchen needs a complete overhaul with the possibility of removing a wall to create a more opening concept kitchen, living, dining space.
I would also like to have the electric baseboard heaters upgraded to something not so 1970s ugly.
Must have permits as there will be plumbing and electrical work. Will also need to consider waste removal.
We would like to renovate our lower level floor which is already running a doctors office. This needs to be redesigned as per our requirement of a traning centre consisting of one reception, 1 seminar room, two traning room, two cabins and one kitchen. We need the best quality work and the outcome should be an excellent and plush renovated office.
Thank you
Rajeev
Permits: yes,
Two story addition with basement and dormers. Would like to have the foundation poured and ready for framers before the Winter.
Wish list : to have the project enclosed with subfloors and ready for electrical etc. If you can do the whole job great but if time is a factor then I can settle for the two storey being enclosed to the point of subfloors and framing ...
Property owner: yes
Skills required: escalator, someone to set the foundation, weeping tiles, and prepare the basement for 2 story build.
Note: house has been tenanted for several years and needs to be brought into shape before listing it for sale so we only need basic or average quality material for:
1. Windows throughout
2. Kitchen cabinets and countertop
3. Bathrooms (3.5)
4. Flooring (laminate lower level; carpet upper level)
5. Light fixtures incl. pot lights
6. Closets
7. Paint throughout incl. finished basement portion
We are extending the back room in our house, raising the floor and adding a bathroom. We will be removing the walls to the dinning room and renovating the kitchen so that the whole area becomes one big great room (kitchen/family room). We are located in Mississauga and our house is about 35 years old. One addition has been done and we are extending this room. We are currently working with a designer and about to submit the drawings to the city for permits. We are looking for someone to work with to do the building. We are looking at hardwood floors throughout the area, brick extension to match the current outside. A layout can be provided to suppliers if they wish to see something. I have both current and new layout.
The job is to cap a brick ledge with black aluminum flashing.
Please look at the ATTACHED PHOTO.
The ledge is located under a bay window on the ground floor of a house.
The length of the brick is approximately 8-10 linear feet in total.
Need it to be water tight after completion.

I would like to enlarge one and possibly two basement windows to meet building code egress window size requirements. Current window size is 32" x 18".
It is important that you are familiar with the Mississauga building code, have extensive experience doing cut-outs and window wells and have liability insurance.
Thank you.
Hello All,
I've attached the drawings below for the entrance and egress windows. The permit has been granted
In short, I'm looking for a team to do the work on the drawings and three other related tasks. The three related tasks include: (1) build an on-grade concrete footpath connecting the top of the stairs to the front of the house; (2) build an on-grade concrete base for a future shed; and (3) pull out two fence posts embedded in concrete and move them (or install new ones).
(1) The on-grade footpath is 66'-8" long and 3' wide. I've attached a hand-drawn image of the current plan and the proposed plan. According to the city, no permit is needed for this work.
(2) The concrete base measures 9' by 13'. It's position is also shown in the hand-drawn images. No permit is needed here either.
(3) The fence posts are on either side of the gates (Ref. hand drawn images). The posts need to be moved 1' closer to the house and 1' closer together (4' gate becomes a 3' gate). No permit is needed here either.
Thank you.

I am thinking of executing a separate entrance for the finished basement that I have either from the garage or from the backyard, the garage is covered with drywall, the house is 2 to 3 feet higher than the garage, this is a freehold townhouse that is attached from one side with the neighbour's house and from the other side, only the garage is attached to the neighbour's garage, which option is better for me to go with? which one would cost less? around how much would be the cost for making an entrance through the garage or from the backyard? Your advice is truly appreciated.
Thank you for your time.

The basement is a walk in basement in a Condo in Mississauga.
Currently the ceiling is cement . It need some repair and beautification. There is only one on off switch for lights. Need some extra sockets to be installed for usage.
This I want it done soon during a weekend. I also would like any other suggestion to make a livable space there.
House was built in 1980 in Mississauga. Basement walkout would be installed around the middle of the south side foundation wall to allow access/separate entrance to finished basement. Entrance (including door and side panel window/or second french door) to be around 4-5' wide to allow light into basement and the footprint of walkout floor to be about 5' wide x 5' width of door opening. Steel Lintel(s) required to support brick above opening once it is created. Poured concrete retaining walls preferred but cinder block would also be considered. Finish on retaining wall is up for discussion. Drain to be tied into weeping tile?
Hello - I would like quotes on building an entrance to my basement. There are 2 possible locations to make an entrance - one would be an entrance at the garden level thru the wall facing the rear garden. In this case the entrance height would be almost at ground level so little excavation would be required.
The 2nd case would be to make a traditional basement - ie excavate from the outside thru' the side of the basement/house.
Please mention quotes for a garden-level entrance as well as a sub-level entrance with necessary permits.
Looking to start immediately with the right candidate.
Thanks.
